10 working days max here. Just haven't been instructed because it took over a month to receive the contract pack. I was about ready to go and pick the bloody thing up and drop it off. But seeing as they have managed to lose the fensa certificate we physically took in and gave to the assistant who took our id copies, not sure even that would have guaranteed safe arrival 🤦

I just hope she raises some enquiries for the vendors this weekend, because then they will probably hang on until the 22nd, but so far they have literally had no correspondence at all. In six weeks!

I am still hoping for the first week in Nov, and actually this all goes in our favour for that date, we will save £1500 in redemption fees by it taking that long.

I will still try and speak to the locum next week to ensure the mortgage offer has been received. Last time we moved that was the hold up, we had one come with the incorrect solicitors details, so had to he resent and that one went missing. Took a month to get it sorted.

  • Glad it's settling down - our quickest move out was 5 weeks and we went to live with MIL for what turned out  to be 6 months while waiting for our vendors to have a new home built and move in. It was a good call though - as that house went up in value dramatically while we lived there and had an 80 foot garden.

  • The only thing in our favour is that we will be living here for the next 20/30 years. So any quibbling over stupid covenants/clauses/no regs for boilers/windows etc just don't bother us from a reselling pov. Obviously need to make sure the lender is happy, but I am willing to take out indemnity policies to cover anything 😂😂😂
