Has the crash finally bugun?

There are 3 major HP measures reporting drops for September ... Halifax, Home.co.uk and Rightmove. When was the last time that happened?

The most recent quarterly figures from the Landreg showed drops for 3 regions of the UK ... the last time that happened was after Sep 11th. There is no related major terrorist attack this time?

Effects of the Interest rate rises and the credit crunch are only just getting underway

hgllgh, .... you may not get too many answers on this thread cos your question, in many guises, is asked on an almost daily basis. Some say yes, some say no. ... read through prev threads re: house prices/interest rates/credit crunch etc etc which will then inform you that no-one on this board really has a clue, but we all have our opinions and we all think we're right!

I guess there will be a lot of "I told you so's" if the house prices crash or not.
It also depends a lot on the location.
