Bery where abouts in Birmingham? I haven’t looked at the pics. It’s not a timber frame new build with outer brick at all? Building inspectors now want 10mm all round filled with polyurethane (expanding foam). Big gaps aren’t so bad if they’re filled and sealed properly. Deceuninck are one of the best profiles out there. If they were a bodge company they would be fitting some !!!!!! stuff not deceuninck.0

Based near stechford. Are you local? If you have the credentials can you be our surveyor and we cover your fee no worries. Im not complaining about the frames profiles or either the fitting job. Im complaining about mostly condensation on windows even with trickle vents and smaller windows causing huge gaps everywhere above 10mm. Its a UPVC frame.
I recall someone earlier in this thread mentioning expanding foam warps the the upvc frame from over expanding so low type expanding foam should be used instead correct?

I would guess the only person that would be able to give a reasonable judgement on these windows would be someone from the manufacturer of the specific profiles, you would need to get them to confirm if the windows are fitted to their specifications or not - given different window manufacturers allow different tolerances a general surveyor type isn't going to give you the answer you want, it will just be a costly exercise that will have findings disputed by the installer...

Hi below is the official guideline from the frame manufacturer Deceuninck:
It says 15mm deduction from total height and total width, not per side meaning 7.5mm acceptable per side correct?
If so does that mean that any gaps bigger than 7.5mm is not acceptable right?0 -
Do I valid case at court in front of the judges eyes if it's poor workmanship but passed building regulations? Also is this a valid reason not to pay the window company?
The one way i can see where windows fails building regulations is when the glass is broken with sharp edges causing a safety issue for example.0 -

I looked at the photos last week and thought what a state that property is in. Condensation is a given and as obvious as the nose on my face. To complain about this and suggest it is the fault of the windows is unreal.0 -

Fitting windows in a lightweight timber panel construction house is completely different. You need a larger gap around the windows to allow for the differential movement between the lightweight structural timber panels and the outer brick cladding. That has been a requirement for at least 35 years.0 -

Yes. Building regulations only cover thermal insulation standards of the windows, fire egress openings to upper floors and safety glass if required. NOT quality of installation which is clearly sub-standard.0 -
