  • I think I am supposed to cry/bang head on wall/ scream?
    So today was supposed to be our completion day, but as exchange never happened last week, completion won't happen, and we have no new date for exchange or completion thanks to our "trigger happy questioning buyers"! So they raised and enquiry with the Freeholder 2 days before exchange, and they can't come to an agreement with the Freeholder (lease related).

    So fed up honestly! If it wasn't for the hope of moving into more space and being in a pandemic, I would say sod it, I'm not selling the flat any more!

    Yeah.. but still, no sign of exchange today.  So frustrating - needed to kick the broadband move off, with it being essential to myself and the other half working, and the mail redirect, and the man with van, but nope!! The vendors solicitor doesn't seem to want to, despite requesting this last week.  My solicitor is still chasing.  Ah well, not going to let it ruin the weekend :) Really hope they have all you need to progress and don't throw any more delays in - fingers crossed you exchange soon!
  • Joining the thread to hopefully provide some sanity and to vent!

    Put house on market in August.
    Buyer 1  - cash buyer hadn’t instructed solicitor after 7 weeks
    Buyer 2 - mortgage approved, searches done, ready to set exchange dates....silence...then pulled out, changed their minds.
    Buyer 3 - offer withdrawn offer memorandum of sale sent - within 5 hours!
    Buyer 4 - talking about exchange dates.......silence......found out they were expecting and pulled out.
    Buyer 5 - offer accepted 22nd Feb, homebuyers survey carried out 12th March, valuation survey carried out 16th March. Really need it to be ‘5th time lucky’ as we’ve already moved!

    On a positive note we’ve always managed to get offers following viewings and searches in our authority seem to have a quick turnaround of only a couple of weeks. Downside is we’ve had to pay solicitors for abortive sales.

    I just wish that buyers would be more honest with the EA if they have doubts or they change their minds, please just tell people instead of avoiding phone calls and emails. Rant over, hoping to hear good news in the coming weeks.

    Yeah same, working from home and alread had to take a week off for the failed completion date, and then a week for when our buyer had taken over our broadband line by jumping the gun and then however long it takes from moving to broadband activation if we do ever move! We’ve got a moving company on standby since it’ll just be me now and they’re thankfully being super flexible with us. I was hoping for an update to end this week but radio silence

    Started selling June 30th 2020.
    No buyer until October 20, they pulled out after survey Dec 1st 20.
    Load of work done to house, (whilst still on the market),
    Buyer 2 (our current buyer and hopefully final one) who'd viewed and lost out (hadn't sold theirs) to buyer 1 offer late Jan 2021.

    Yesterday still waiting for searches in the am, all back by pm and EA rang them to say when do you want to aim for.
    They suggest 29th March for completion!!
    I've found someone (well several different depending on final dates) who can move us and got my other ducks in a row (luckily work will flex dates around for me).
    Now awaiting a hopeful exchange next week and completion the follow week if possible. Short chain as we're buying a vacant possession and our buyers have a FTB buying theirs.
    Please send 'exchange' vibes/prayers/whatever you do to us.

    The EA's sales progressor called this afternoon to say she's spoken to my buyer's conveyancer (they're in-house and really good apparently).  They are reviewing the leasehold management pack and awaiting the LA search and will then raise final enquiries.  There's only me and the buyer in the chain as I'm going into rented.  I'm buying a house with my mum but still waiting for her to sell.  A chain of 6 sounds awful, I really hope you can talk dates soon :)
