accepted on both sales & on our joint purchase
25/01/21: Identity checks completed, solicitors instructed
27/01/21: Purchase survey & valuation complete, mortgage offer
received
05/02/21: Reduction agreed on partner's sale (under-valuation) & on
purchase. Mortgage offer amended
08/02/21: Buyers pack returned to solicitor - sellers packs already returned
26/02/21:
Partner's sale contract signed
10/03/21: Purchase searches all back
16/03/21: My sale contract signed
28/03/21: Purchase enquiries satisfied, Title
Report & contracts issued, contracts signed & returned
11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
17/05/21: All parties agreed to June 3rd for completion
27/05/21: Exchanged on my sale only
28/05/21: ALL EXCHANGED!
03/06/21: Completion

crumblylancashire said:Well, supposed to be exchanging today and completing next Friday; but having heard absolutely nothing from my last few emails to the solicitor, and with the vendor not seeming to know anything about exchange (despite these dates coming from their solicitor a week ago)... i'm not hopeful. The solicitors have my deposit, the house insurance on the purchase started today, we're surrounded by packed boxes and we have 14 days before our tenancy expires. Sort of losing the will now, started on this journey last September and had nothing but problems, delays, and lack of information. Trying to be positive, but admittedly, failing.1

We have exchanged!Completing on Monday. Genuinely thought this day would never come. We've had so many issues along the way - land registry title issues, building survey issues, search enquiry problems etc you name it. Lockdown 1.0 and 2.0 didn't help either. What an emotional rollercoaster this last year has been. I'd be happy to never buy or sell a house ever again.Good luck to everyone awaiting exchange - it'll come! We found that by having the contact details of everyone in the chain it was so much easier to get issues sorted out rather than having to relay everything through estate agents and solicitors. I swear we'd still be waiting to exchange if it wasn't for Whatsapp, lol.10

Nothing happening here. Still no reply from my solicitor, got a reply from my EA to say: "your buyer's solicitor informs me they have reported the search results to their client, but still have outstanding enquiries. Hopefully this time next week the enquiries will be back and the solicitors will be in a position to report to their client." Whatever that means.
She also said my solicitors were busy with completions as many clients are still wanting to complete by the end of March despite the stamp duty extension. Erm, yes, hello!0 -

Joining the thread to hopefully provide some sanity and to vent!
Put house on market in August.
Buyer 1 - cash buyer hadn’t instructed solicitor after 7 weeks
Buyer 2 - mortgage approved, searches done, ready to set exchange dates....silence...then pulled out, changed their minds.
Buyer 3 - offer withdrawn offer memorandum of sale sent - within 5 hours!
Buyer 4 - talking about exchange dates.......silence......found out they were expecting and pulled out.
Buyer 5 - offer accepted 22nd Feb, homebuyers survey carried out 12th March, valuation survey carried out 16th March. Really need it to be ‘5th time lucky’ as we’ve already moved!
On a positive note we’ve always managed to get offers following viewings and searches in our authority seem to have a quick turnaround of only a couple of weeks. Downside is we’ve had to pay solicitors for abortive sales.
I just wish that buyers would be more honest with the EA if they have doubts or they change their minds, please just tell people instead of avoiding phone calls and emails. Rant over, hoping to hear good news in the coming weeks.

My solicitor called today and said everything was in place for completion Monday - I’m worried though as the mortgage money hasn’t been released today. Hopefully it will be in the next few hours!Annoyed as I got a text from Hermes saying an item was out for delivery at the new house - despite me paying for it to be delivered next Weds. EA is off today so had to text my seller to apologise (they’re moving out today and do not want to add to their stress) but thankfully she was very nice about it.1
