    Well, the rental I'm in has something of a massive black mould problem.. I regularly pull the cupboards out to de-mould, and never have anything actually touching the wall... dunno, I guess maybe they should've known, or at least done something about cleaning it up when they shifted stuff?  
    My flat did too, I didn't know it was behind the wardrobe, I maybe should have guessed as it was an exterior wall, but my wardrobe was way too heavy to pull out. Saying that, I did leave it spotless when I moved out, but then as a renter you have to do that to get your deposit back. I've always left homes I've sold clean too but I guess some people don't care :( 
    Property buying/selling timeline - currently into week 21
    04/12/20: Both properties listed for sale
    11/01/21: Offers accepted on both sales & on our joint purchase
    25/01/21: Identity checks completed, solicitors instructed
    27/01/21: Purchase survey & valuation complete, mortgage offer received 
    05/02/21: Reduction agreed on partner's sale (under-valuation) & on purchase. Mortgage offer amended
    08/02/21: Buyers pack returned to solicitor - sellers packs already returned
    26/02/21: Partner's sale contract signed
    10/03/21: Purchase searches all back
    16/03/21: My sale contract signed
    28/03/21: Purchase enquiries satisfied, Title Report & contracts issued, contracts signed & returned
    11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.

    Same with the rented flat I just moved out of, which my landlady was selling. Mould along the windowsills and on exterior walls that you just couldn't keep up with, my bedroom smelt foisty all the time and my clothes and shoes would grow green mould if I didn't regularly buy and place damp catchers in my drawers. I'd have the window open in there all day but the humidity never got below 65% and at night was up to 89%. With electric-only heating it was too expensive to heat an empty room constantly, but that would have been the only solution. My landlady popped round to try hide some of the spots before she listed it, including touching up with paint, and hid my oil-filled radiator, dehumidifier and damp catchers before any viewings, and I don't think the buyers (a young FTB couple) had a survey done. I feel sorry for them, I really do! So grateful to be living and buying somewhere with gas central heating again!

  • I'm getting very frustrated now. FTB, empty property so no chain.  It's a probate sale but this was granted before I put in my offer. It's been 106 days since memo of sale and I'm still not allowed to bring up dates!

    To be fair, the complications came from a deed of variation but this I'm told is now sorted but we still haven't received all the answers from enquires which were raised before Christmas!!
    I'm tearing my hair out and I'm not really sure what else to do. I ask for and update from the solicitors/EA weekly but I get one sentence answers which is normally on the lines of still waiting and can't give a time at the moment. 

    Okay sorry for the rant but does anyone have any advice to push this purchase along?
    Also, is the property you are buying a freehold property or leasehold? 

    If leasehold, it might just be the enquiries have been posed to the Freeholder and delays are to be expected because it’s a third party you are waiting on. 

    Keep chasing on email rather than calls, because sometimes it makes them do more as their is an audit trail.

    The sales progressor was on extended leave since before Christmas (due to unforeseen circumstances) and came back last week. So I think that's another reason why there have been delays.

    No worries. I would say you are awaiting enquiries from the leaseholder then. Do you know if the vendors had arranged the leaseholder pack? They are meant to from the start so perhaps they were just slow off the block. 

    I would really find out whom your sales progresser is, if they are a little wet behind the ears this may be why it’s not being pushed. Your best bet is to call the agent and ask who you can escalate things to as you believe matters are dragging on a little and you are not really getting any clear answers. I would then ask for that persons email and then email them copying in the person you have been dealing with. 
    For context, I have bought and sold 13 properties (lol) so because I have done it so many times I am not afraid to push hard and request clear answers. Agents can’t stand me but they are polite and know I am all over things as much as I can be. Be persistent and really fund our what the issues are.

    Also, I bought a chain free probate sale a number of years ago... i like you, though oooo this will be easy only me and an empty house this will be through super quick! However, the probate was being split between 4 surviving “children” they were arguing about all sorts rather than pushing the agent and their solicitor. 

    Your purchase will move as quick as you push it and as as quick as the leaseholder replies I would say. 

    Rather than call them weekly, you really need to email at least once a week for updates and call twice. Tuesday and Friday would be good a plan to call your agent. Just keep on at them.

    Our buyer dropped a huge reveal on the 19th Feb . He did not inform us that he had a flat to sell. He wants to save some tax money and is selling his flat to his company . He is using two solicitors. The remortgage solicitors he is using is the free one you can get and it is an absolute pain. 


    Unfortunately I can’t change estate agents as I would have to pay the EA fees.


    Emotional wreck and don’t know when this nightmare will end . Vendors have threatened to pull out many times

    I sympathise with everyone who is frustrated etc 
    I’m completely fed up, have been staying with family for 6 weeks since selling and really thought we’d be further along the buying process by now. 
    We are buying a chain free property that is empty, memo of sale was sent 11 Feb and since then all that’s happened is my searches were ordered 4 March (no idea why it took so long when apparently it’s a 8 week timescale for them to come back)
    I also received the fixture and property forms in the first week of March but was told there was stuff missing from other solicitor. Since then two weeks of silence. Chased for an update yesterday but not return call yet.  
    Feel like I’ll be lucky to complete by the time by mortgage offer expires in August at this rate :-( 
  • Just looking for some idea as to the process or what to expect.. AML and terms of business forms and initial payment to solicitor were done on 15th February. Since then I've heard nothing except from EA who advised our vendors have found a house which is chain free. I contacted solicitor last week who stated they are waiting on title deeds from the owners lender. What is the next step or when should I expect things like the fixtures and fittings list?
