A question for those who have exchanged: how much correspondence between the conveyancers and yourselves was there in the week leading up to exchange? It's been radio silence for us since last week and we are meant to be exchanging in a few days. Wondering if this is normal and I should stop being so impatient?

Well, we found out on Friday that we're going to (hopefully) exchange this Friday. Yesterday the solicitors sent me the contact and SDLT paperwork - which I filled in and posted back through their office door at lunchtime. Today, I had the completion statement - so I've sent that money today (waiting with baited breath for the CHAPS payment to get to them), so I expect to call them later or in the morning to confirm that. guess it depends if you've done everything already maybe? I'd probably call them though, if I was you, just to check everything is OK. 1 -
Just getting ready for completion on Friday so it’s all go here (I’m not sleeping, trying to pack everything we have accumulated in the past 3 months whilst with family - Christmas and 2 kids in the mix....& it still hasn’t sunk in that we will finally be in our new home this weekend!)
@BountyBlink just caught up - the plot thickens but I think once you finally move you’ll have a great change of career into a PI 🕵️♀️ I feel for you & can’t understand why anybody would put their house up for sale unless they are committed to actually going - took us about 3 years of “do we/don’t we” discussions before we finally did! I really hope things turn out for you 🤞🏻@denideth - everything went quiet for us, we knew there was only 1 outstanding on our sellers onward purchase that was due in the week of exchange.....I was on pins for the whole week, heard from my solicitor at 16.40 day of proposed exchange for authorisation to exchange and though we didn’t exchange until the following business day (Friday became Monday) it all came together quite quickly in the end. Been silence for the week since, am planning on checking our mortgage funds are in place on thurs with solicitor then wait for the completion call on Friday! Good luck

Think I can finally join this thread after lurking for the last few months our timeline goes along the lines of this:
12/1/21 viewed the property
15/1/21 Mortgages agreed in principle (we had 2 1 purchase and 1 a BTL remortgage)20/1/21 2nd viewing
22/1/21 offer accepted
23/1/21 solicitor instructed
3/3/21 searches came back
Due to complete on the 26th March there’s no chain either side so it was fairly steady In terms of progress there was some enquiries which took a bit of back and fourth in February but otherwise all good.This thread has been an absolute life line seeing everyone’s timelines and trying to understand the process better.Hope it goes well for everyone else this week 🤞☺️4 -
Fingers crossed yours goes through without a hitch!! This questionnaire didn’t arise until the requested the funds be released and the completed COT. So hopefully you’ll get info soon!!crumblylancashire said:

The solicitor has requested confirmation of funds release from Accord, so will wait and see what happens. Sooo close now. I think solicitor requested the funds today.. so will wait and see, at least I'm mentally prepared for it, if that happens! Would be a big disappointment not to be able to exchange or complete as planned, but guess it's out of my control really. Sigh, there's always another delay! This whole process is exhausting. 22/09/2020 - First viewing (tenants in situ)
5/10/2020 - Price dropped by 5k
25/10/2020 - Price dropped by 5k
20/11/2020 - 2nd viewing (house empty)
23/11/2020 - 3rd viewing and my only offer , 20k under original listing price.
5/12/2020 - Offer Accepted.16/12/2020 - Survey complete
05/01/2021 - Legal stuff started
18/02/2021 - Remedial work complete to satisfy ESC
23/02/2021 - Searches Complete.
??/03/2021 - Exchange????
19/03/2021 - ETA Completion
As of right now I am waiting for a phone call to say we can exchange. Completion day is supposed to be this Friday. My solicitor reckons we have till tomorrow (Weds) lunchtime to get the okay from my lender in order to complete. I've gone from being an over excited bunny to "It's gonna happen so why worry?"

Solicitor contacted today to say both he and the sellers solicitor have responded to all queries as of today and asked I get buildings insurance for the end of the week. I doubt we will exchange this week but we will see. I just want in now! Fingers crossed you get the funds without a hitchcrumblylancashire said:

... i'm only really taking out a relatively small mortgage, so hoping they just wave it through, but you never know! Already taken the home insurance out, because the solicitor wanted everything good to go. Good luck to you, those keys are getting closer! 0 -
I'll join the thread too, don't have exact dates for everything:
15th October - We agreed sale of our flat
28th October - We agreed to buy a new place
1st December - we received our formal mortgage application
10th February - Buyer is informed his mortgage was rejected due to Natwest wanting an EWS1 form despite it being practically newly built and only 3 stories. Reapplied to Barclays
16th March (today): Still waiting for Barclays to approve buyer's mortgage. It is pretty much done but they are doing final ID checks before approving.
Sick of waiting!
