  • Again still waiting for this last enquiry to come back... chased Monday and Tuesday, not sure what else we can do?!  Our sellers and us are ready, just our buyers 🤦‍♀️ 
  • Got the keys 30 minutes after the contractual time yesterday and been busy cleaning and unloading since.
    unfortunately it’s in a lot worse state than was visible at the viewings with all their things in the house. Basically all of the upstairs wiring is run along the walls instead of inside it and there’s some really dodgy looking switches and sockets, there’s a massive black mould growth in the bedroom that was hidden by a cabinet, the lights in the second bedroom don’t work, and it really needs a new kitchen and bathroom at some point.. plus behind where they had their washer dryer there’s not one but two massive tumble dryer vents that are completely open with the cold air blowing in!!

    Oh no @parkingadvice1212! This is one of my fears... Looked immaculate at viewing but what will I find on moving day 😂😬

    My bro has been my rock through my process and he told me that when he got his keys, he walked into his house and immediately thought "What the $@%& have I done?!!".

    To be fair, the complications came from a deed of variation but this I'm told is now sorted but we still haven't received all the answers from enquires which were raised before Christmas!!
    I'm tearing my hair out and I'm not really sure what else to do. I ask for and update from the solicitors/EA weekly but I get one sentence answers which is normally on the lines of still waiting and can't give a time at the moment. 

    Okay sorry for the rant but does anyone have any advice to push this purchase along?

    Oh this sounds painful! I’m Miss Call-The-Agent-Everyday kinda person 🙄 sometimes I think I will be nice and call at 11am to give thek
    chance to grab a coffee and perhaps allow them to speak to other clients 🤣 if this were me I would ask for the following info: 

    I would send something like this to the agent I am buying from:

    Good morning, 

    I understand from my solicitor that there are no further items outstanding from our side and that we were waiting for a Deed of Variation which I understand to be completed now. 

    My solicitor is still awaiting replies from our enquiries. 

    Please can you advise if there is a reason for the delays? It would also be helpful to have A date to work for Exchange. 

    Would you kindly discuss with your vendors the above and come back to me with a full update today?

    also, try and find out if the person at the estate allocated to progress your purchase has been there a while. As if they are not a senior negotiator or case progressive this may be more of lack of experience. 

    Get on your estate agent website, sometimes they have bios for “meet the team”. 

    The agent we are buying through doesn’t have a “meet the team” but I looked on their Facebook page and found out my case progresser was a relatively new person to their business and when we were having problems I just called and spoke to the branch manager and since then it’s been a lot better!

    Also, is the property you are buying a freehold property or leasehold? 

    If leasehold, it might just be the enquiries have been posed to the Freeholder and delays are to be expected because it’s a third party you are waiting on. 

    Keep chasing on email rather than calls, because sometimes it makes them do more as their is an audit trail. 

    Sorry for all my typos in previous reply... my 4 year old kept grabbing my phone!

    Oh man! Hopefully it's just a case of finding/adjusting something. I guess it's fairly typical for home sellers not to see/know about something until moving out day (who regularly looks behind cupboards?), but I don't think there's any excuse for exposed wiring. And if the hot water isn't working and they've left it like that, then bad karma to them. Hope it's not too costly to sort, and I'm sure once it's sorted and you have your own things in you'll enjoy the place :)

    04/12/20: Both properties listed for sale
    11/01/21: Offers accepted on both sales & on our joint purchase
    25/01/21: Identity checks completed, solicitors instructed
    27/01/21: Purchase survey & valuation complete, mortgage offer received 
    05/02/21: Reduction agreed on partner's sale (under-valuation) & on purchase. Mortgage offer amended
    08/02/21: Buyers pack returned to solicitor - sellers packs already returned
    26/02/21: Partner's sale contract signed
    10/03/21: Purchase searches all back
    16/03/21: My sale contract signed
    28/03/21: Purchase enquiries satisfied, Title Report & contracts issued, contracts signed & returned
    11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
    17/05/21: All parties agreed to June 3rd for completion
    27/05/21: Exchanged on my sale only
    28/05/21: ALL EXCHANGED!
    03/06/21: Completion

    Well, the rental I'm in has something of a massive black mould problem.. I regularly pull the cupboards out to de-mould, and never have anything actually touching the wall... dunno, I guess maybe they should've known, or at least done something about cleaning it up when they shifted stuff?  But, the hot water, wiring and massive holes sounds a bit rubbish :(
