Thank you Anty! So our buyer went under offer in August and took 3 months to find out house, so her FTB at bottom is getting very tired of this chain... just spoken to our agent and he thinks that we will keep our buyer but not sure about the FTB... I think we will have to let our sale go through and just hope and hope that something happens with chain above. I wish we knew what has been said in the emails between the daughter at the top and the buyer of that property! Just being left in limbo is so hard 😢Anty21 said:
It sound stressful and like everything is not quite as it seems at the top - maybe the daughter and husband own the home and it’s their business/them who have moved to London?? It would make life so much easier if there was more transparency in the process for all involved...is anybody below you on a deadline to complete?BountyBlink said:
Thank you! So, we were originally told that the top of the chain were an older couple but not “decrepit” but that they have lived there 35 years and have a list of expectations of what they want. We were also told that their buyer (2 properties above us in the chain) were in direct email contact with the top of the chain and they had told them that they would vacate once we were at the point of exchange.Anty21 said:
Thank you 😊BountyBlink said:Congratulations to those that have exchanged, especially to Anty as have been following your story... you give the rest of us taht are muddling through this intrepid house purchase / selling fiasco real hope!!!I’m so annoyed about our chain! So we still don’t really know what is happening at the top... whether they are moving out into rented or looking. The agent we are buying from just doesn’t know, I’m half tempted to send a letter to our seller but I have no idea if that’s the done thing or just best to just wait and see what happens?! Houses are coming on the market in our price range but nothing rivals the one we want to buy and so we feel we just need to hope and pray the top of the chain either find something or move out. They accepted their offer on their house 23 December, we understand they are elderly but it just feels so slow and they haven’t even instructed solicitors! This is 3 houses above us... just want some good news, would love to hear from anyone that has waited same kind of time as we have for the top of the chain to get sorted?????
I have no advice re the top of your chain, as our experience saw our chain complete within 2 weeks of our offer being accepted.....
I do think that less properties were being marketed after Christmas, and the lockdown may have impacted peoples ability/willingness to view. The agent you are buying through should be able to chase the chain for information via your vendors? Surely everybody wants to understand their position.....I found that the best way to gain any information, I hope you have news soon so you understand where you’re up to 😬That wa sin January... then last week when the rest of the chain below the property we are buying were in a position to exchange my agent chases the top for an exchange date of end of March and then a flurry of emails between all agents ensued (no vendors were copied in unfortunately so we can only go on what agents have told us) my agent said that the top of the chain has no intention to go into rented and they haven’t even instructed a solicitor. However the agent we are buying through although agreed with most of what my agent said also said that searches for that top property had been ordered even though they hadn’t received solicitor details and they were “cracking on”
min the meantime my 21 year old son and me have been doing some internet digging. The house at the top was bought in 2003 so only 17 years not 35 years they lived there. On the voters roll are a married couple in their mid fifties. A company was registered to that address Until January this year and on the company’s Facebook page the last update post says “we have moved house to London and will be producing more items ASAP”
so we relayed this information to the agent we are buying through and then they tell us that the buyers of that property are in fact in contact with the daughter and husband and not the elderly couple that are living in the house on Isle of Wight. So we can’t really gauge what is happening... it’s so frustrating...
we assume the daughter has told the buyer to crack on and she will liaise with the parents?? We just don’t know and it’s so stressful 😩😩😩0 -
Gedling. Their searches are taking a week. Plus my mortgage was approved same day as application. I’m a bit worried it’s moving too fast actually because I need to give two months notice to my landlord and I want more pay days before completion 😂Josephgousto said:
Wow that´s a quick process! What area are you in regarding searches if you don´t mind me asking?hippocrates1 said:Searches came back today. Timeline is going as below. There is an outstanding enquiry about parking. Which I know the answer to but the solicitor is waiting to hear back from the vendor. I’ve lost all motivation to move, to chase our solicitor since they’re the only ones holding the sale up. Feel like we keep getting told the same thing, we were assured we’d move this week, packed up, took leave, sorted childcare and nothing, not even an update. This process is draining and I’m done with it all. Thanks to everyone here, hope you all hear soon.3

Hey all! We were waiting for our exchange date of 18th March to be confirmed. We are not in a chain at all and we are buying a probate sale house.
We have had our solicitor tell us that Santander have withdrawn the offer pending information. We found out they want the original passport......is this normal or should we be worried??
Passport went out today so should be with Dr tomorrow so hopefully we then get our exchange date.

Here is our timeline so far:
01/02/21 - 1st AIP - Teachers Building Society04/02/21 - 2nd AIP - 4th February - NatWest - I had filled in an online form for NatWest to check their rates. Seemed much better. Got a call back and arranged to see if they would give us an AIP as it was a soft credit check09/02/21 - Offer accepted on property (far sooner than anticipated)10/02/21 - Appointed Solicitor17/02/21 - Mortgage Application Call. Application could not be finalised as we had to get an exception as my wife technically only employed for 5.5 months and they needed 6 months continual employment. This is because a training bursary was not considered salary22/02/21 - exception agreed24/02/21 - Application completed26/02/21 - Mortgage approved subject to valuation02/03/21 - Mortgage approved
The seller's solicitors only sent contract details over on Friday 5th March. I was dropping some stuff off for my solicitor today (a letter from my Dad regards to a gifted deposit) and they told me that the seller had included all the certicates and documents she would usually ask about so she doubts there will be many/any questions for them. Searches start tomorrow, apparently they are taking about 10 days here. Hopefully the rest of the small chain in the same position.3 -
We moved from our small-ish three bed today and they brought three vans along. Didn’t fill them all but it certainly made it easier. You pay them to do the job so they should know what it needed, as others say if you’re in a chain multiple trips is not likely possible.timmins91 said:For those experienced in moving - we have a small-ish 3 bed house and have sorted a local removals guy out to move us who comes highly recommended. I’m concerned that because we have quite a lot of ‘stuff’ he might need to do two trips - is this common? Also - no exchange today for us still. Seller threatened to extend to April if my solicitor doesn’t get a move on.I have found, through painful experience, that the most important step a person can take is always the next one.

We completed today!
It has been a LONG day, but we are in, kitchen and living room are unpacked and some gin has been consumed. Positive story purchasing a tenanted house; it does work out sometimes.Just hope our buyers are as happy as we were when we bought that house. Felt sad locking it up for the last time.No idea what I’m going to talk about or focus all my thoughts on now, it’s been all consuming for 8 months...
Goos luck all!I have found, through painful experience, that the most important step a person can take is always the next one.

Yay @Doodlebugs!! I'm also already thinking what am I going to do WHEN this is all over. Though for now in the wonderful stage of everyone trying to get hold of one link in the chain for updates whilst I try to find any removal company or a friend confident enough to drive a van. Isn't IT FUN. 😂2

Also interestingly I asked my solicitor about possibility of needing two trips and when I HAD to be out and he said I had until the time agreed in the contract (which is 1pm for ours) even if completion happens at 9am..... So even though not legally the owner anymore I still had the right to finish moving. Which I thought was interesting but might cause a few cross words!1
