We've had many ups and downs since agreeing a sale and purchase in September. Our buyers dropped out, our sellers lost the house they wanted to buy... Hopefully we're now back on track. Huge relief about the stamp duty extension as that relieves some pressure. My personal target is to be in the new place by my little one's birthday at the end of April.

Anyone know how long searches are taking to come back at the moment? We're supposedly on a 28 day deadline to exchange, which is, give or take, today! But the searches aren't back yet. There are also a couple of outstanding queries with the vendor's solicitors which makes me a bit happier that it isn't us causing any delay.
Ours took about 50 working days - much longer than expected.

Well we were supposed to exchange and complete today but still waiting for confirmation from Accord that they’re releasing the funds. Not sure why it’s taking so long

Searches came back today. Timeline is going as below. There is an outstanding enquiry about parking. Which I know the answer to but the solicitor is waiting to hear back from the vendor. How long do you think until they are ready to exchange?

It's been less than a month so far. Even if it takes another 2 months you'd be doing well for non-covid times....

I actually want it to be delayed because I have to give notice to my landlord and it gives me more time to save. But unfortunately I’m one of those people that has to respond to everything straight away and it seems my seller is the same so everything is racing ahead.

We set up our internet before we’d exchanged. I couldn’t take extended time off work so it needed to be in place. We could cancel if exchange didn’t go ahead or completion was set for a different day but luckily it worked out and we are being connected tomorrow when we move in and I’m back to work Thursday.
I won't set anything in stone till we have exchanged, our sale fell through in July just before exchange and then a domino effect, I don't want to jinx it.
There will be 7 days between exchange and completion, hopefully we can get something in during that time, if not we will be using the hotspots from our phones, just not Netflix I guess.
Got a email from the solicitors 5pm just now to get us in tomorrow to sign the TR1 forms etc.
Fingers crossed we will exchange by the end of this week!!

It did feel a little like I was tempting fate but no other option. My work VPN doesn’t connect when I’ve tethered to my phone. Week is plenty of time if fibre is already set up at the property. Have you looked to see what you could get?
    Good luck on exchange.
