    Seventh Anniversary 10 Posts Combo Breaker
    We are very close to exchange, hoping it will be this week. Small chain of 4, which had gone smoothly since the chain was completed just before Christmas. But then the end of the chain (our vendors) pulled out their new build purchase due to delays with it being built. This resulted in a wobbly few days while they decided what to do. They have decided to stay at a family members holiday home in the Lake District until they find a new house. So are still moving out - phew! Going for a completion of 26th March, as we and our buyer booked in removals weeks ago (this was the date the new build was supposed to be ready) and there are no other dates available in March!  Everything is ready, all searches back and done for all parties, all mortgage offers ready, no enquiries outstanding. Just waiting for the calls to say we can exchange.

    Hopefully very close to exchanging/completing this week.  My searches were due back last week but nothing yet, apparently there's a problem with the local authority portal.  Have been told when they are back as long as there are no major issues, everything is ready to exchange and complete within 3 days (buying a new build, no chain). Fingers crossed for good news, I've broadband booked in for next week  🤞 🤞 🤞

    The removals thing is an issue we are having too. Having to exchange and complete at some point this week but now no firms available to move us. Going to be fun!!

    So supposedly we are going to exchange middle to end of this week with agreement of completion 7 days after this.  We are waiting for the contract from sellers solicitors to
    sign - didn’t turn up on Friday. 

    I’ve been up all night worrying about little things, things I shouldn’t need to worry about yet eg: how quick can we get internet? My partner and I are both working from home and  so we might not be able to book so much time off given we haven’t been given any firm dates, but both of us with deadlines.

    It’s Monday tomorrow, good luck to everyone waiting! 
    We set up our internet before we’d exchanged. I couldn’t take extended time off work so it needed to be in place. We could cancel if exchange didn’t go ahead or completion was set for a different day but luckily it worked out and we are being connected tomorrow when we move in and I’m back to work Thursday. 
    I have found, through painful experience, that the most important step a person can take is always the next one.

    Ok, 30 pages to catch up on! TLDR lol. But congrats to anyone who has managed to exchange or complete while I've been away.
    Update on me, I moved out of my rented flat last week due to it being sold and moved into my boyfriend's house temporarily while we wait to exchange and complete on our house purchase. All my stuff is now stacked Tetris-style in a storage unit, ready to be moved back later.
    Annoyingly not much happened last week, I found out that both our buyers' local searches aren't due back until mid and late March (no idea why, as ours were really quick) and the enquiries from my buyer were lost in the post. So despite being told we were fast approaching the point of discussing exchange, I think we are some way off yet. So grateful the stamp duty holiday was extended as there's no way we'd have made it.
    Property buying/selling timeline - currently into week 21
    04/12/20: Both properties listed for sale
    11/01/21: Offers accepted on both sales & on our joint purchase
    25/01/21: Identity checks completed, solicitors instructed
    27/01/21: Purchase survey & valuation complete, mortgage offer received 
    05/02/21: Reduction agreed on partner's sale (under-valuation) & on purchase. Mortgage offer amended
    08/02/21: Buyers pack returned to solicitor - sellers packs already returned
    26/02/21: Partner's sale contract signed
    10/03/21: Purchase searches all back
    16/03/21: My sale contract signed
    28/03/21: Purchase enquiries satisfied, Title Report & contracts issued, contracts signed & returned
    11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
    17/05/21: All parties agreed to June 3rd for completion
    27/05/21: Exchanged on my sale only
    28/05/21: ALL EXCHANGED!
    03/06/21: Completion

    Anyone know how long searches are taking to come back at the moment? We're supposedly on a 28 day deadline to exchange, which is, give or take, today! But the searches aren't back yet. There are also a couple of outstanding queries with the vendor's solicitors which makes me a bit happier that it isn't us causing any delay.

    Depends entirely on which local authority. Some are taking a few weeks, others a few months.
    You can get a rough estimate here...

    Totally dependant on the area. Ours took 10 weeks in north west
