Been lurking here for too long, and though it was time to share my story so far.
We had an offer accepted in summer 2020 but sadly had to withdraw the offer after the vendors solicitors we not forth coming with information and more cons came out of the woodwork.
We found another property and had our first offer accepted before christmas, back to the mortgage broker for a change of address and mortgage offer received in early jan! Searches ordered and in the post with contracts as we speak, getting close to exchange now.
Sellers are moving to Wales and want 4 weeks between exchange and completion, seems a bit lengthy given everything at the moment and a long time to sit on my hands waiting for the keys. Anyway hopefully exchange is on the horizon. 8 months since we started our house buying journey and 3 months since offer accepted on property two.0 -

somehow it all got pulled together and I was notified of exchange shortly before 5, with completion on the 16th instead of the 15th

What a 24 hours! Top of chain (property 5) not instructed solicitors after 3 months!! Still want our purchase (property 3) and our buyers and FTB want to move ASAP. However, FTB searches not due back until 19 March and our buyer needs to organise an indemnity insurance for our extension built in 1970’s... our agent pushing our buyer and FTB below for an exchange of 22 March and for us to go into rented! We said a while back we would break the chain but then the chain above seemed complete so thought that wouldn’t have to happen. Though, after a good think about it today we have decided to let our sale go through and just go into rented. At least then we are halfway there and can still hopefully get the house we want and if we can’t we are in a good position to find something quick and proceed fast. I just can’t go through all the viewings again if we lose our buyer, they were the only ones to offer and we had a lot of viewings. Basically w shave a big house but a tiny kitchen and huge utility room separated by a thick supporting wall! So to make a large open plan kitchen will take work and a lot of money and it out so many people off. Our buyers not had a survey and just want to get moved in so I think we just go ahead with them. They are saving £15000 or so with stamp duty and we think if we have to list it outside of the SDLT holiday we wouldn’t get close to what we are getting... and would worry about any survey as it’s an old house that does need updating!2

@BountyBlink I totally get what you mean re viewings etc... When our chain collapsed we actually gave our buyer some time to try and get a new buyer just in the hope we didn't have to go through it all again.... Loads of viewings and only the one offer! Thankfully she did so we're OK.... For now 😂😬0

So we did end up exchanging on Thursday and completion on Friday whoop 🙌🏻. The removals van broke and so they hired two out. Everything transferred smoothly and believe it or not our vendors are still moving out !! Luckily the house was almost emptied apart from mattresses, toiletries etc , the shed was full, so was our drive yesterday but they seem to be getting there one car load at a time over the past 24hrs. Unfortunately they didn’t have time to clean and there really is loads and loads of cleaning to do.Good luck to everyone on this group, it’s been an absolute lifeline to keep me together over the past 4 months. From radio silence and then success then frustration to anxiety.. I’m finally done and you will all be too. Moving was the weirdest day ever after being in our home for 19yrs , it’s a big move and now to renovate the much larger new one.Good luck and hang in there !!!5

Do you think that by the time we’re talking about exchange I can delay completion by 6ish weeks to give my rental notice? Is that reasonable. There’s no chain property is unoccupied without a mortgage.DIP 09/02/21

So supposedly we are going to exchange middle to end of this week with agreement of completion 7 days after this. We are waiting for the contract from sellers solicitors to
sign - didn’t turn up on Friday.
I’ve been up all night worrying about little things, things I shouldn’t need to worry about yet eg: how quick can we get internet? My partner and I are both working from home and so we might not be able to book so much time off given we haven’t been given any firm dates, but both of us with deadlines.
