    Hi CallMeMrs: great. Do you know about your sellers position ? Are they moving out to rental or temp accommodation ? Where are they in the chain ? Call your Estate agent and ask about this. 
    It’s a probate sale, so vacant.

    I am in tears this afternoon - after promise after promise that we can exchange this week my conveyancer failed to tell me when we spoke yesterday that she wasn’t even working today. She also lied and told me my file had been signed off and we’d be exchanging yesterday or today - I spoke to her manager today and she said it’s not ready to be signed off at all. Then went around the houses answering the same questions I was asked last week because another clueless person picked up the file today. 

    My buyer also has an issue with his Help to Buy isa closing statement - with them saying it could take 2 weeks (we complete in 2 weeks)

    I never ever ever want to do this process again.

    Sorry to hear that, but if there is a problem with the buyer's Help to Buy closing statement, their solicitor would not be able to exchange.  If it is going to take 2 weeks, then you won't be exchanging until then.

    Congratulations on finally getting somewhere.
    Do you think you'd have made this progress if you hadn't have been chasing them and sorting things out everyday? Like, do you think they'd have just kept leaving it until either someone pulled out or it finally got to exchange?
    I think if i had left it i would have lost the house for sure

    Been reading this thread for a long time since we put our offer in on a house at the beginning September 2020..
    Seems like we've had the typical unresponsive and slow solicitors that lots of you have in here and it has helped to keep me a little more positive to know we're not alone! 

    We're first time buyers in a chain of 3, our sellers are in ill health and are desperate to move into their new property. They issued us with an ultimatum last week of 1. knowing our intentions (we've made this clear numerous times), and 2. deadlines of exchange and completion by the end of this month. 

    Reported this to my solicitors last week who have informed me that that have had to report an issue with the sewers to the lender and also the low EPC rating (it's very low and this had been known since we our the offer in and received the memorandum of sale). We will be making changes the the property to increase this rating the best we can. We have wondered why it has taken the solicitors to highlight these issues to the lender as such a late stage when they have had this information since mid-October at the latest. 

    They said they'd chase the lender this week. They have not. 

    On Wednesday we received our 'report'... it was a bundle of attachments with no explanation as to what they mean to us. It's kind of what I was expecting when they said please see the report and attachments. I've followed this up and the manager will kindly provide a 'better report'.

    Am I wrong in thinking they should have provided a written report explaining the various documents to accompany the attached documents, as per the introductory paperwork I received when instructing them? 

    It just seems like error after error, delay after delay. And today I found out that the vendors onward seller have relisted their purchase! 
    We haven't had any proper updates until last week... just being told enquiries have been sent (but not what they are).... 

    Sorry for the grumble and thanks for any replies in advance, it's so nice to see so many people exchanging and completing.

    Spoke to my seller tonight. He actually seems ok (he just didn't know anything was going on). Said that he's happy for me to move a few bits into the house a day or so before completion so that's nice.....
    He offered to give me a key rather than go to the estate agents etc - can I do that? Is that allowed.
    If it is allowed and I have a key - assume I can't go over there until I get confirmation of completion still?

    Our exchange didn’t happen as planned - solicitor will try again Monday 😬  I didn’t have my hopes us as to be fair I imagined something would delay it! Another weekend of “what if’s” - I have to say my solicitor has been amazing to the point that I think I will actually complete a review for the first time ever! The delays are always at our sellers end!

    I didn't expect it to go through today when I got a call from our solicitor at 3pm saying one of the people in the chain suddenly has an issue with the completion date and wants to complete a day after agreed as they couldn't get removals!!
    somehow it all got pulled together and I was notified of exchange shortly before 5, with completion on the 16th instead of the 15th
     :D  so pleased it's finally happened!
