Obviously don't want to delay completion WHATSOEVER but I'll be getting my rental deposit back next week which would be very useful....
I would definitely pay it today to clear ahead of tomorrow, as there will be an amount due to be sent to seller for completion that your payment of completion statement will add up to. E.g.
Total due to seller = -100,000
Mortgage = +95,000
Your reservation fee = +500
Your money paid to solicitor upon instruction = +500
Completion statement = 4,000
Balance = £-4000
If there is that 4,000 pending, you won't be able to complete.
Funnily enough mine was less than I thought, I overestimated the apportionment funds! But I paid it last week so they have the full "completion balance" beforehand...
It wasn't great of them to send it to you the day before! They sohuld have given at least a few days for you to have time to clear it etc but it'll be instant but still. In any case, happy completion day tomorrow!!
I just got confirmation from solicitors saying the completion monies have been sent to seller!!
They will let me know tomorrow once Legal completion is confirmed and I'll go pick up my keysI CANNOT believe it. Seriously feels unreal!
So yeah thanks everyone - I just paid it. It was a bit off them giving me about 2 hours notice to get it in though!! And some of the costs are outrageous - £150 to use a Lifetime ISA and £95 for the partially gifted deposit!
The stress of this week/weeks/months/year means I not only have a constant twitchy eye but on a work zoom call today I started getting chest pains LOLLLL I'm never buying again.4 -
Joined after lurking for so long to join this lovely stressful chain of waiting to exchange!! Here's our timeline so far:
House put on the market 6/1
Accepted an offer over asking price 11/1
Had offer accepted on our dream house 18/1
Mortgage application - 18/1
Mortgage offer received - 22/1
Searches ordered - 22/1
Contracts signed and sent to solicitor - 28/1
Searches received - 3/2
Enquiries raised - 4/2
Enquiries responded to 24/2
....
Requested completion date - 15/3
We're in a chain of three people (our sale to FTB and our purchase) and our buyers are in exactly the same position now - but my solicitor isn't giving me straight answers on when we can exchange. The only outstanding enquiries are from our buyer's solicitor about a copy of the sale of the house in 1926 but my solicitor is saying she's awaiting a reply from the land registry for that?
She said earlier she thinks we're close and it should happen 'within the next 2 weeks' however I have no idea if she means exchange or completion in 2 weeks.
We're halfway through packing but can't really judge whether we should be doing it all ASAP or not!0 -

No update at all this week. Just emailed the solicitor to chase. We wanted to exchange this week but looks like that won't happen. All the paperwork and enquiries have been completed so I don't know what the hold up is!2

So still on for completion on the 3rd (I hope) but haven't exchanged yet. My solicitor is just getting confirmation on drawing down funds (im lucky that i have a very communicative solicitor). I know my buyer has exchanged already and the house we are buying is empty and is part of a part ex. Everything is booked and ready to go and the house is about 70% packed. I think ill only start to get nervous come Monday afternoon if we don't know what we will be exchanging. Also having to try and get a response from the developer as to the state the previous owners left some of the walls, this is one of the worst examples. Top corner near the ceiling in the lounge.0
