I’ve finally completed! It’s been a long process but I’m so happy to start working on my first home. Congratulations everyone else who has exchanged/completed today and good luck everyone hoping to get there soon!My timeline in the end was:27/07 - Virtual viewing
02/08 - First in person viewing
04/08 - Second viewing (loved the house but wanted to get my parents opinion as I’m FTB) offer put in and accepted.05/08 - Mortgage application submitted
09/09 - Chain completed, instructed solicitor. Solicitor auto-reply saying she is on holiday for 2 weeks. Estate agent confirm we are a chain of 3.06/10 - Contract pack received and enquires raised.17/10 - Survey done. All fine.20/10 - Mortgage offer received along with fixtures and fittings. Send off proof of deposit.01/11 - Solicitor goes quiet and EA calls to say they can’t get through to them for updates.14/12 - Finally get a response after weeks of nothing. TR1 form signed, contract signed and sent back.05/01 - Enquires satisfied after a lot of back and forth. Searches all back. Busy day with lots of paperwork to read.07/01 - first date given to the chain for completion. Aim to complete 15/01. Paid deposit. Date is not agreed late evening.19/01 - Second date given. Try to complete before my mortgage offer expires. Top of chain mentions probate hasn’t been granted. First mention of probate.25/01 - Broker applies for extension to my mortgage offer that expires on 31/01.06/02 -Broker emails to say mortgage offer has been extended until 28/02. 08/02 - Am told by solicitors that granting of probate should be very soon.15/02 - Talk of possibly breaking the chain.16/02 - New date suggested and agreed (3rd time lucky 🤞🏻)

Unbelievable ... We exchanged contracts today and are completing on Monday.
This has been the most painfiul house purchase I've ever made, but it should have been the easiest as we were in rented and the house was a vacant possession with no chain on either side.
The estate agents were ecconomical with the truth about the state of probate when we made our offer and only really started talking to us when we threatened to pull out.
Our solicitor has been awful, no communication, short one line email responses when we could a response, searches lost & refused to chase, not sending contracts, we've had to chase and towards the end I was sending regular emails basically asking if she'd tried to contact me this week, just in case we'd 'missed' an email from her.
The only good thing has been the help I've had from this forum and the mortgage adviser we used from these boards, that side of the process has been excellent. Mortgage agreement done in hours, mortgage offer was received in 3 days after application, insurace arrange quickly (less than an hour I think)... I would happily recommend this mortgage advisor to anyone that needs one.

After what seems like an eternity, we finally have a provisional exchange date (8th Mar) and completion date (12th Mar).
FTB's, no chain, new build.
Offer: July 2020
Mortgage App: Aug 2020
Mortgage Offer & searches back: Sept 2020
Then nothing but delays between Sept 2020 and Feb 2021, due to the seller not sorting out a land registry issue.
Been stressful but we just keep thinking of having plenty of space going from a flat to a 3 bed house.
Fingers crossed and hope everyone else gets good news.
