  • Good news on the SDLT extension although in my circumstance I have a horrible feeling that this could slow down my case as the pressure is off. .....

  • I can finally join in. Everything is going super quick. See signature. Especially for a 90ltv product. I just have to wait for a time line from my solicitor so I can give notice to my landlord.

  • Day 9 of trying to exchange 🤞
    In a chain of 10, we are number 5. We are breaking the chain as relocating. Houses 1-4 in the chain are with Purple Bricks & their recommended solicitors. There was initially problems trying to exchange with numbers 3 & 4, we are now told its number 1. We are now on completion date number 3.
    My EA & conveyancer are absolutely furious and say they have never dealt with such incompetent solicitors

    Well after our traumatic week last week when we had to pull the sale of our property due to lengthy issues with our buyers solicitors we put our property back on the market on Friday afternoon. Over the weekend we had 4 viewing and two asking price offers.  All solicitors have now been instructed so please everyone keep your fingers crossed for us to have a smooth transaction.  Extra good news for us is that the Stamp Duty holiday is hopefully being extended.

    Congrats to those who have exchanged and/or completed! Always nice to see people over the finish line after such a marathon!
    Really, really hoping the stamp duty holiday is extended. My ex dragging his feet and refusing to sell meant I was never going to get my purchase through before March 31st, even though things are moving quicker than I first feared, so 3 months extra would mean so much. Only a week until we find out for sure, fingers crossed.
    In other news, my drainage search is back and my solicitor hopes the local search will be back early next week. She says she's putting a chase on enquiries to the seller's solicitor as they haven't responded (they are using Strike, urgh). Not sure where our buyers are up to, but she's going to push things as much as she can. I've already stressed that I won't push for March 31st, but if there is a stamp duty holiday extension I will be pushing to complete before then - the sooner the better though as my tenancy ends next week!
    Property buying/selling timeline - currently into week 21
    04/12/20: Both properties listed for sale
    11/01/21: Offers accepted on both sales & on our joint purchase
    25/01/21: Identity checks completed, solicitors instructed
    27/01/21: Purchase survey & valuation complete, mortgage offer received 
    05/02/21: Reduction agreed on partner's sale (under-valuation) & on purchase. Mortgage offer amended
    08/02/21: Buyers pack returned to solicitor - sellers packs already returned
    26/02/21: Partner's sale contract signed
    10/03/21: Purchase searches all back
    16/03/21: My sale contract signed
    28/03/21: Purchase enquiries satisfied, Title Report & contracts issued, contracts signed & returned
    11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
    17/05/21: All parties agreed to June 3rd for completion
    27/05/21: Exchanged on my sale only
    28/05/21: ALL EXCHANGED!
    03/06/21: Completion
  • Just as i feared - now they said something about the SD extension my buyer is threatening to go and find another property if we don't set exchange dates this week. I know its a threat but could be genuine.

    I just cant find any possible way to get any legal person to sit down and just sort this out. I mean its probably 20 mins work on what is needed if they would just take an hour out of their day to just stop and pick the case up. I've tried calling, emailing, escalating to MDs, managers, etc - just no response!!!

    Just an hours attention to then close a case and have me out of their hair. I'm so fed up with this.......


  • If I go and do a viewing of another property with another branch of the same estate agent is this likely to get back to the branch doing my purchase (and motivate them to hurry things along) at alll?
  • Well things all just dropped into place very quickly in the end and I just exchanged on my property. Unbelievable! With hindsight the process actually moved reasonably quickly with only one hiccup which caused a few weeks delay. However that is with hindsight, the stress of day by day waiting and worrying was horrible. I hate everything about the English process, it is so stupid. Sending positive vibes to everyone waiting.
