  • This is all so stressful!! Completion date agreed with buyers and now just waiting to exchange but new questions seem to keep popping up. I am also caught in the middle between not doing any packing as I cant believe it is going to happen and panicking about the fact I have not done any packing!!

    9 days until moving day for me too - sadly, I'm only moving out of my rented flat and into my boyfriend's house until our purchase completes - still absolutely zero idea when that might be, and all my stuff will be in storage for the forseeable. :(
    Property buying/selling timeline - currently into week 21
    04/12/20: Both properties listed for sale
    11/01/21: Offers accepted on both sales & on our joint purchase
    25/01/21: Identity checks completed, solicitors instructed
    27/01/21: Purchase survey & valuation complete, mortgage offer received 
    05/02/21: Reduction agreed on partner's sale (under-valuation) & on purchase. Mortgage offer amended
    08/02/21: Buyers pack returned to solicitor - sellers packs already returned
    26/02/21: Partner's sale contract signed
    10/03/21: Purchase searches all back
    16/03/21: My sale contract signed
    28/03/21: Purchase enquiries satisfied, Title Report & contracts issued, contracts signed & returned
    11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
    17/05/21: All parties agreed to June 3rd for completion
    27/05/21: Exchanged on my sale only
    28/05/21: ALL EXCHANGED!
    03/06/21: Completion

    So all parties have agreed 3rd March for completion and our solicitor is pushing for exchange on our sale asap and then exchange on our purchase just after. Removals booked and majority of the house is packed T-Minus 9 days to go. Hoping to get into the new house today to do a pre-exchange check as the sellers have moved already. Good luck to all those exchanging/completing this week. Those that are having difficulties I feel your pain but keep pushing on.
    Why aren’t you exchanging on both sale and purchase simultaneously? 
    No reliance should be placed on the above! Absolutely none, do you hear?

    Why aren’t you exchanging on both sale and purchase simultaneously? 
    It will likely be simultaneously but i guess the solicitor has to push the buyers solicitors for an exchange date first then with my sellers solicitors? The house we are buying is a part ex with a developer so no chain above and the people moving out complete today.

    Its my birthday today and all i've asked for is an exchange and completion date - maybe asking too much.

  • How is everyone who's not exchanged yet hoping to complete at the beginning of March? Cash buyers? I wanted to complete at the beginning of March but my solicitor says the bank needs 7 working days notice for the mortgage funds.

    You don't need to have exchanged to begin the draw down of funds. Some people exchange and complete on the same day, if you have an agreed date of when its going to happen then communicate to your lender. Every lender is different as to how much notice they need.
