The NEW waiting to exchange thread...

annetheman said:I woke up today and felt spaced out... I exchanged "unexpectedly" on the 11th - literally didn't even get a call to confirm prior - and finally completing this Friday 26th, touch wood that it all goes okay...! Funds release have been confirmed by lender and I have paid completion statement last week, surprisingly less than I thought/budgeted for with apportionment costs. Done all the home move forms for internet, water, council tax, electric, vet, registered with new GP and now just waiting...
This thread kept me motivated when it seemed it wasn't going to happen! I know a lot of people here have had their purchases going on for months -- not yet seen one as long as mine, though!
Sale was agreed on 4th March 2020, so this is a huge week for me on my lonesome!
Kind of feels unreal... Won't sink in until I have the keys in my hand!thanks all in the thread and hang in there, even after 354 days from sale agreed to completion, it happens (but it won't be that long)!

As far as i understand should just be a case of sending back answers to last enquiries and that's it. Hopefully that can get done and sorted today.
Its my birthday today and all i've asked for is an exchange and completion date - maybe asking too much.
Completing on 3/4 March would be excellent - think someone in the chain wants to wait until the 12th but not sure0 -

I'm a bit sceptical because he needs the LISA funds and the mortgage funds to be released down... his exact words were 'we will give it a go'.fingers crossed though!!! I'll let him take the wrap for rescheduling lol1

Everything is ready to go document wise and I'm buying a new build with no chain. I'm so anxious as I've spoken to someone in the same borough who has just waited 10 weeks for theirs to come back. Praying mine dont take so long.
I would love to find out the answer to whether this works because my local authority say 10 days and I emailed them they said they can expedite to do in 2 days but according to the solicitor she put the request in 3 months ago! Her excuse being that all solicitors use a third party company so what the council says is irrelevant... anybody know if this is true?0 -

We were supposed to sign our contract for our new build today to complete on Friday! We cant do this as our buyers have gone silent, they were supposed to sign today as well. There solicitor cant get in touch, have left numerous voicemails etc. They are ignoring the EA. This is all after Friday past when they said they are going in today to sign. I am fed up and totally at a loss! Apparently a note left on friday said something about problems with rent.
Our new build is ready on friday. Worst part is every time I go to my in laws I can see the house. Just at a total loss! We booked this house before stamp duty holiday so was a bonus when it came in, except we spent what would be that money on extras for the new house. No idea what costs will incur from the new build if we dont complete soon. I know another week is fine. I really do have zero confidence after the stunt that was pulled today. Been on this rollercoaster since early september. 😭 no chains, buyers are renting, downsizing with a very small mortgage. Would just like some answers! We are all ready to go here.
Not long off the phone from our solicitor so we should have answer tomorrow as she'll be conversing with there solicitor. If we hear nothing by Wednesday, it could be a case of sign contract and complete or the house goes back on the market. We will have to make this work. Find the money some how for 2% SD either that or lose savings to solicitor fees. Hardest journey to be on but I'm holding out for this sale, not giving up yet. Will not be beaten!0 -
I exchanged last Friday (19th Feb) and completing the 26th. Initial offer accepted on 3rd December 2020.
No mortgage and no survey : ) But NS&I have my final funds in the ether, so hoping they turn up soon!1 -

Dont think I even trust our buyers to do that for this week. Seems we have came across every excuse over the last 3 weeks as to why the contract wasnt signed. I'm hoping our developer will stay relaxed to let us get this sorted. The other thing is their mortgage deadline is next month as it was 3 months from date approved which was in december, so surely they would need to complete before that runs out.You will be fine, its 5 weeks until the SDLT deadline and if its just the contract to be signed and returned then im sure it will get sorted. Perhaps the contract to be sent out to the vendor to have a neighbor witness? All our paper work was uploaded online and we printed and signed in witness with our neighbor.
I don't understand why anyone drags their heels with a house move, my wife and i have been packing the house like we are on a mission so we can complete to ensure our buyer (newly divorced) doesn't have to put her stuff in storage and move in with her daughter. Stay positive and keep looking forward.0 -
