  • This reminds me of when I was ftb and my other half lost his job the day before exchange (mortgage was mine but we needed to make sure the sums still worked) so I off course panicked, refused permission to exchange and then literally turned my phone off for a week to regroup.... Selfishly didn't really occur to me how my poor seller was feeling!!! So sometimes it is a case of something cropping up and just needing space..... But agree communication kind of helpful lol.
  • Funny our solicitor had said yesterday about our buyers not realising how their actions are having an impact and that it needs to be known. Which would be true as they are renting. I'm annoyed as my husband booked off leave, we like yourselves are packed ready to be out on completition day. Also our blinds were due to arrive on saturday. The fact is they knew about this date early December and said yes it was fine. I dont think I would be as mad if they made us aware last week that this friday wasnt working for them.
Hoping to have a new date today for completition or even an answer as to what the real issue is. The excuse has been work related for 3 weeks but knowing people who work in their   industries it just doesnt add up. I hope they are not deciding to pull after 6 months, would be a really awful thing to do. On the flip side, houses on my street only sit for a week before agreed again. It's just this god awful process! Government really needs to a find a way to change it.
Ok so sounds like to me they are in the process of going through their mortgage application. If valuation is being done today then they wont have their offer until next week I would assume.

You mention they are renting. Are they FTB? If so and if the house is below £300k they wont care about the SDLT deadline as it wont impact them. Another likelihood could be they have X amount of months remaining on their tenancy and don't want to pay both a mortgage and rent and are stalling in the hope to drag it our for a month or two. You need to get answers on their proceedability and their rental situation ASAP. Unfortunately I think you may need to re-schedule the blinds. I hope im wrong though.
  • Still no news from the top of the chain (of 3) after they decided on the day of planned exchange last week they weren't ready :# EA promised they had finalised their rental agreement on Friday and would be ready to exchange this week
really hope we can exchange by this Friday for completion on the 9th - my solicitor needs 7 working days to get the money from the bank and I've already had to change my work holiday from next week to the week after and I don't know if I can push it back again!!
  • Still no news for us, although every day our EA says 'you could be able to exchange tomorrow' and assures us our completion date of 10th won't slip.  We have now been told exchange today or tomorrow, but I don't hold out much hope, we have been told loads of times we are about to exchange and it hasn't happened.  I am so tired from stress and lack of sleep and trying to do a very busy and stressful job, really at my wits end now :(
  • We have exchanged! Hallelujah!

    Brilliant news, congratulations!!!

There mortgage came through back in December. It has a 3 month limit on it. Our original date for completition with our developer was March 18th but they brought it forward early December to February 26th. Which we let them know, at this point they applied for there mortgage which got approved. Came round to take measurements etc and view the house as it had been a good 3 months since they last viewed it. All is grand.
Both are not married one is divorced with grandchild. Downsizing from a 4 bedroom house which was owned outright. The mortgage is tiny, something like 50k. He is a bus driver she is a nurse.
Our house didnt go on the market until we had a time frame from our developer, we have been more than fair, straight and honest from the start of this process. Before the house even went on the market, our estate agent has worked with us on timescales etc done there part as such.
I can cope with rescheduling blinds but need to know a rough date to be able to let the fitter know.  It isnt just me they are inconvenicing it's their own solicitor, mine, the estate agent etc etc. From them for the last 3 weeks its been, yes we are ready to go, we'll be in on tuesday or Thursday, solicitor double booked us. To yes we will be there on Monday and now I am here! 🤦🏼‍♀️

If its a case of their mortgage offer nearing expiration why didn't they seek an extension? Pretty much all lenders will agree between 1-3 month extension on an offer if completion is near. Could it be issues further down the chain?

Sounds like they aren't very organised. Yes very inconvenient for you as you seem very organised and just want to get in and get on with it. I really hope it comes good asap for you.

Lol top that there is no chain! The chain starts with them and ends with us 😂. Yes I'm laughing even though this really isnt a laughable situation. I really do think they arent taking this seriously enough. But yes thank you I really hope it comes good soon. My husband is ready for the hills, sadly he works from home where I cant.  I'm stuck in limbo waiting to finish packing or unpacking.
