  • How is everyone who's not exchanged yet hoping to complete at the beginning of March? Cash buyers? I wanted to complete at the beginning of March but my solicitor says the bank needs 7 working days notice for the mortgage funds.
    You don't need to have exchanged to begin the draw down of funds. Some people exchange and complete on the same day, if you have an agreed date of when its going to happen then communicate to your lender. Every lender is different as to how much notice they need. 
    I see, I don't think I could trust the chain I'm in to actually stick to the date!

    Feel like I’m driving myself slightly mad checking my emails today. Completion date agreed for this Friday but waiting still for news on when we will be exchanging. I’ve had a couple of dates not work out after agreeing so slightly worried that it’s not going to happen again or something has cropped up. Dropped my solicitor an email this morning to find out.

  • Another Monday - another day of silence...........

    As far as i understand should just be a case of sending back answers to last enquiries and that's it. Hopefully that can get done and sorted today.

    Its my birthday today and all i've asked for is an exchange and completion date - maybe asking too much.
    Completing on 3/4 March would be excellent - think someone in the chain wants to wait until the 12th but not sure
    I feel your pain! Emailed solicitor this morning, and no reply, I know they are busy, but a little acknowledgement would be nice.  We should be on the last enquiries if any, the freeholder has done their inspection to issue a license to assign, I don’t know what else we are waiting for?!

    I just need to know some sort of potential dates so I can plan around work, which is a little crazy, so taking a week off for move means it needs to be planned!

    Stress, stress, stress... oh and also with son most probably going back to school on the 8th would be ideal if we could exchange and complete to coincide, so he’s not in the way on move day

    We sorted and packed up the loft and garage s just so we felt like we'd done SOMETHING and one less job when we get the go ahead (just as well as it took HOURS!) 
  • Well, I've just sort of given up, been trying to move since September and lost the will.  Not heard much, last thing I heard was that there is some paperwork and enquiries outstanding between our vendor and theirs... and that they (originally) wanted to move at the end of Feb, but definitely before the SD holiday ends.  But, it's all quiet and I'm tired of chasing... if there's no news in maybe 2/3 weeks, we need to find a new place to rent and at that stage we're tied into a new 6 month contract.  Meh.
  • Got a call from the solicitors assistant - "my solicitor will look at my case in the next 24 hours".......oh well at least its something
  • 😭 actually deleted a whole comment I wrote. Oh this day just goes from bad to worst! 
    We were supposed to sign our contract for our new build today to complete on Friday! We cant do this as our buyers have gone silent, they were supposed to sign today as well. There solicitor cant get in touch, have left  numerous voicemails etc. They are ignoring the EA. This is all after Friday past when they said they are going in today to sign. I am fed up and totally at a loss! Apparently a note left on friday said something about problems with rent. 
    Our new build is ready on friday. Worst part is every time I go to my in laws I can see the house. Just at a total loss! We booked this house before stamp duty holiday so was a bonus when it came in, except we spent what would be that money on extras for the new house. No idea what costs will incur from the new build if we dont complete soon. I know another week is fine. I really do have zero confidence after the stunt that was pulled today. Been on this rollercoaster since early september. 😭 no chains, buyers are renting, downsizing with a very small mortgage. Would just like some answers! We are all ready to go here.

    Completion statement sent and LISA funds released - 17/02
    Mortgage funds released - 19/02
    Completion date - 22/02

  • My solicitor rang me at 3:30 for authority to exchange and said she would tell me when it’s done. I guess she didn’t manage it today as it’s now after 5! Oh well! Fingers crossed for our exchange and completion tomorrow!
