    I've rarely heard of parties not being keen to exchange contracts quickly. Perhaps if you hoped for it to be slow it would go quick.
    Well I know some people opt for a short gap between exchange and completion, or even same day exchange/completion. So that would be a situation where you wouldn't be wanting to exchange sooner rather than later. 
  • I would love to find out the answer to whether this works because my local authority say 10 days and I emailed them they said they can expedite to do in 2 days but according to the solicitor she put the request in 3 months ago! Her excuse being that all solicitors use a third party company so what the council says is irrelevant... anybody know if this is true? 
    When I asked the land charges dept at my local council they said that it depends on if you use them directly or go through a search company, they checked the address we were waiting on and said it was a search company and had been scheduled in for 28 Jan, which was in about 4 weeks time. If we’d have gone direct they would have already been done. The searches were back on the day they said. 
    Not sure why this is but it’s worth asking the conveyancer how they apply for searches in the future - not helpful now though.

    you can contact the local authority yourself and ask for an estimate and explain this is the last thing you are waiting for.

    When we sold our house they used a third party search company and it took 9 weeks and there was no way to find out why it was taking so long and when it would be done. I think pre covid this was the quicker way as the company booked a pc and did it all themselves but now they just send a request to the la. 
    For the house we are buying our solicitor requested direct from the la and it took about two weeks. So no, not all solicitors use a third party company.

    @lf93 & @Coopsy85 - this was also my experience, the LA & solicitor could tell me the date it was scheduled for but could not expedite them. They came back exactly when stated by the 3rd party company

    At least this week I know not to expect any news as bottom of the chain not getting surveys until March..... Will I still refresh my emails every minute? You betcha 😂
