    Assume our searches are starting to come back as we've been advised to take out chancel insurance, in case the local medieval church decides to pursue householder for repair bill costs. Never knew such a thing existed, but every day is a school day! Also received the list of particulars being left by the sellers today, but there doesn't seem to be anything out of the ordinary there.
    Congrats to those who exchanged or completed today!
    Property buying/selling timeline - currently into week 21
    04/12/20: Both properties listed for sale
    11/01/21: Offers accepted on both sales & on our joint purchase
    25/01/21: Identity checks completed, solicitors instructed
    27/01/21: Purchase survey & valuation complete, mortgage offer received 
    05/02/21: Reduction agreed on partner's sale (under-valuation) & on purchase. Mortgage offer amended
    08/02/21: Buyers pack returned to solicitor - sellers packs already returned
    26/02/21: Partner's sale contract signed
    10/03/21: Purchase searches all back
    16/03/21: My sale contract signed
    28/03/21: Purchase enquiries satisfied, Title Report & contracts issued, contracts signed & returned
    11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
    17/05/21: All parties agreed to June 3rd for completion
    27/05/21: Exchanged on my sale only
    28/05/21: ALL EXCHANGED!
    03/06/21: Completion

    It definitely sounds like yours is moving along as planned if they've booked you in.
    One thing to maybe see if you can do when you view before exchange (assuming there's a gap between exchange and completion) get a locksmith out as soon as you exchange to change the locks as you won't know how many keys the tenants may have copied - just me being paranoid (i blame all the true crime podcasts I've been hooked on) and also check the loft to see if the roof is still sound.

    Legally you cant do anything to the house until you complete as you don't own the house until then and anything could happen between exchange and complete! I have never changed the locks after I've bought never had a reason to feel I should and its quite an additional expense. Maybe im more trusting in people than i should  :neutral:
    I most definitely will be getting the locks changed as soon as we complete. The property has been let for a few years and we have no clue how many people have a copy of the keys!  
    I have found, through painful experience, that the most important step a person can take is always the next one.

  • Have to go to the solicitors office on Monday to sign the contract.

    Apparently they were waiting for me to send the contract back... however they never sent it to me!

    Hadn't realised it was an ex rental so yes that would be wise.

    Well it’s a current rental really, we’re waiting for the tenants to vacate at the moment 😬

    Enjoy it - you must be so relieved and it is nice for others to see people getting there.
    We are still waiting for sellers solicitor to catch up, didn’t get the date this week but know it’s getting close....just trying to focus on the fact it will all be worth it once we exchange 😊

    And you didn't wait for the tenants to vacate before spending any money on solicitors/searches/mortgage etc?
    That's just crazy, it currently takes over well over a year to legally evict. Does your mortgage offer last that long?

    I was given a new completion date on Tuesday for next Friday. My solicitor called to tell me someone in the chain has offered to break the chain due to an issue granting probate at the top which has stopped us completing before now. This will be the 3rd time I’ve had a date so I’m trying not to get my hopes up until I’ve exchanged. She said she was requesting my funds and said to get my insurance quotes in place over the weekend so assuming I’ll be exchanging early in the week all being well? Realised after I got everything sorted I never asked if she knew what date it would happen roughly and now here we are. I’ve got everything crossed that nothing new crops up again.
