  • Hi @Insomniac101 I would say send them an email now and they might reply, else it always a good idea to drop an email first thing Monday morning so your is sitting at the top on inbox and not burried somewhere down in the inbox. 
    So I emailed solicitor and EA.  EA emailed back to say they were copied in a chain of enquirie emails and most enquiries look answered.  So fingers crossed Monday we will have an idea of where we are. Unless the Solicitor chooses 5pm to update me

    Sorry to hear that. It really is incredible how inept some of these solicitors appear to be.  I have experienced similar in my current situation and things like important emails "being missed".  Days and weeks in the process lost....
  • We have agreed completion date of 3rd March, haven't exchanged yet but everything has moved/is moving smoothly. I think there is 2-3 below me in the chain and nothing above me. Its heartbreaking reading some of the experiences some of you are having and i hope it all comes good for everybody.

    Estate agent rang today to say the chain has just confirmed 8th March as a completion date... Except they said this had been confirmed 3 weeks ago! Turns out our seller has only just had searches back 🙄 
  • !!!!!! sake!! We had agreed with the sellers to complete on the 2nd of March and our solicitor was hoping to exchange today. The seller's sellers are suddenly not ready and we can't exchange (no idea when they will be ready) so the date of the 2nd has fallen through (our solicitor says he needs 7 working days to get the money from the bank) and I have to reschedule all my deliveries, appointments etc. :(

  • So after a whole week of our solicitor chasing still no answer from buyers solicitors to confirm exchange. Our solicitor Even called just now and he won’t take his call. We just need to exchange I have no idea why it’s not and dreading going into the weekend not knowing has anyone else had this then they exchange after radio silents from buyers solicitor ?

    One thing to maybe see if you can do when you view before exchange (assuming there's a gap between exchange and completion) get a locksmith out as soon as you exchange to change the locks as you won't know how many keys the tenants may have copied - just me being paranoid (i blame all the true crime podcasts I've been hooked on) and also check the loft to see if the roof is still sound.

    Legally you cant do anything to the house until you complete as you don't own the house until then and anything could happen between exchange and complete! I have never changed the locks after I've bought never had a reason to feel I should and its quite an additional expense. Maybe im more trusting in people than i should  :neutral:

    Buying a tenanted property is a little more different and comes with a whole host of issues!
    I told my vendor a few months back that when we go to visit to check its vacant before exchange, that we were going to get locks changed that day and said was happy for them to hold onto the new keys until completion and they were ok with that.
    We really just don't want the tenants who are separate from the transaction to have any extra keys they may have made.
    Last thing i want is arriving on completion day and then see they have let themselves back in between exchange and completion!
