accepted on both sales & on our joint purchase
25/01/21: Identity checks completed, solicitors instructed
27/01/21: Purchase survey & valuation complete, mortgage offer
received
05/02/21: Reduction agreed on partner's sale (under-valuation) & on
purchase. Mortgage offer amended
08/02/21: Buyers pack returned to solicitor - sellers packs already returned
26/02/21:
Partner's sale contract signed
10/03/21: Purchase searches all back
16/03/21: My sale contract signed
28/03/21: Purchase enquiries satisfied, Title
Report & contracts issued, contracts signed & returned
11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
17/05/21: All parties agreed to June 3rd for completion
27/05/21: Exchanged on my sale only
28/05/21: ALL EXCHANGED!
03/06/21: Completion

FTB_Help said:It definitely sounds like yours is moving along as planned if they've booked you in.One thing to maybe see if you can do when you view before exchange (assuming there's a gap between exchange and completion) get a locksmith out as soon as you exchange to change the locks as you won't know how many keys the tenants may have copied - just me being paranoid (i blame all the true crime podcasts I've been hooked on) and also check the loft to see if the roof is still sound.Keep us updated and fingers crossed 🤞it all goes well next week0

Friday... eagerly awaiting for an end of week update from our solicitor, unsure if they will give one, or if i will be sending a chaser over the weekend again

Hi @Insomniac101 I would say send them an email now and they might reply, else it always a good idea to drop an email first thing Monday morning so your is sitting at the top on inbox and not burried somewhere down in the inbox.1

So today's been one of the darker days of this process.
We thought we were nearing the end of the road, enquiries were slowly being sorted out and final amounts figured out. We were looking forward to getting an exchange date.
But it turns out our buyer does not yet have a mortgage offer (despite them pushing for exchange dates several times) and needs a valuation survey doing before they'll get their offer.
If the surveyor values the house at any less than the asking price, then the whole thing falls apart as we just can't afford anything else.
None told us that this was the scenario, our estate agent just kept insisting it was because of delays (surely not five month delays) and then kept lying about what she'd told my wife.
Normally I try to be as polite as possible and very very rarely get grumpy but I just lost it at them.
I'm sick of it all now.0 -
Oh man, so many of us are experiencing some major stress in this process - virtual hugs all round.
I'm just waiting, hearing nothing. I'm hoping the searches are in progress, but my god it's all so slow going. Really hoping they'll extend the stamp duty freeze and that we can squeeze in, but from most of your stories I'm not hopeful.
In the meantime, I am surrounded by boxes as I have to move out of my rented property in 12 days and into my boyfriend's tiny house (with four kids between us!) temporarily until our purchase completes. Most of my stuff is going into storage until who knows when.
Hope everyone manages to enjoy a calmer weekend, and get some more positive signs of progress next week1 -

Just had an update from my solicitor to say she is waiting on the local and drainage searches to come back, and a couple of replies to enquiries from the seller's solicitors. She absolutely will not give any even rough idea of timescales on anything though. Sigh. I wouldn't hold her to it, but even a ball park would help me decide what seasons I need to keep things handy for and what to put in storage.Property buying/selling timeline - currently into week 21
