    Chain of 10, we agreed to break the chain as we are relocating & we are in the middle. All above us agreed completion 17/02.
    Friday we tried to exchange, didn't happen.
    Saurday & Sunday started with our final packing ready for completion 17/02.
    Monday didnt exchange, our buyers solicitor was doing final checks.
    Tuesday didnt exchange, still chasing buyers solicitor. Kids & dog sent to stary with my Mum who we are staying with temporarily. Me & hubby in a hotel to be near the house.
    Wednesday didnt exchange or complete, we now find out buyers buyer isnt ready. We are all now staying at my mums as everything is packed away.
    Today find out someone further up the chain isnt ready & doesnt want to complete until 24/02.
    Im at a loss for words, everyone was pushing us to complete on 10/02 but we said 17/02 which everyone agreed too. Its an absolute shambles, EA & solicitor are fuming. Im very calm considering and just want to get this exchanged or I can see it collapsing 😥

    I feel you, im in the same boat.
    Buying a tenanted house, viewed in Oct, "they'll be out be Christmas" the EA said. Obv the LL now is required to give 6 months notice so that was all bulls***

    Agreed to proceed, vendor paying tenants to leave end of Feb.
    Got everything sorted, then last week got news the tenants won't actually be leaving until April.
    So now im going to miss out on SD holiday, so vendor is covering SD but just means im having to wait it out for another 2.5 months.

    So fed up, the elation of getting this place in Oct is just wearing thin now.

    Me and my fiance are living separately with family and this was going to be our move together, so now its delayed...



  • My solicitor has never called me. He has a dictaphone and dictates letters that his secretary then types up, saves as a PDF and emails to me!! 
    I would never instruct a relic conveyancer for exactly that reason. Our conveyancer do everything on a online portal called eway they and I can upload documents, read and store documents. I can also see when they emailed the vendors solicitor or EA and when they emailed me and when i emailed them. The is a graph that also shows progress and whats left to do. This is the second purchase we have used them with and both are coming in less than 12 weeks from instruction. I think they are reasonably priced but I didn't get any quotes from other forms this time round.

    Result! That's great news although im sure many all schoolers wont be as quick/have lots of errors occur. Good luck with the move.

    At a complete loss as to what to do. We just need to arrange another completion day (was supposed to be today), but nobody is replying to my solicitor. She has been trying for a week now to get a date. The estate agent is an online one and I wouldn't even know who to contact for help.

  • Totally agree with comments today about the stress of this process. It does feel like it has completely consumed me for the last 5 months and i've had plenty of times when i have just felt like giving up. Its affected my wife (also a frontline nurse) in a terrible way. In fact another factor in wanting getting this done is so we can start to put our marriage back together!!..........its really has been that bad.
    The problem is much like was said - you begin to "hate" the place you live and find more and more reasons why you dont want to be there anymore - coupled with the fact that your dream house is so close to being a reality but yet so far.
    The only other time i have bought a house was when i was a FTB which was a breeze. I know a lot of people say this - i will never, never, ever move house again unless its out of my control. The whole process is a complete joke and flawed in so many ways. I have a lot of American friends and when i describe the process to them they think i'm joking? No deposits, no contracts, no commitments...........the government has to change the law in regards to this.
    If "all" my buyers were forced to put a £5K deposit down upon offer and drawn into a contract i truly believe this would have been a completely different experience. I mean it's completely mental that someone like the previous person on here who has had everything fall through on exchange day has all the cost - while the buyer just simply walks off with maybe a few quid to pay a solicitor!!
    I myself had a buyer way back in October that after 3 weeks of chasing we found out that her husband had sent her out to just put as many offers as possible on properties and they would sit down and "have a think" later on.
    And the process gets worse as it goes on - right now i am but a whisker away from getting everything done.............but rather than get excited i am filled with dread that there will be a twist in the tale any minute. Its such a bad process.

    In fact i would describe it and (some) of the people involved it as just downright disgusting

    @Cuddlybearman I can’t believe that about the couple making all the offers 😳
    Agree re the excitement being stripped away - I think we all meet different challenges along the way, none of which make it easy and the emotional toll I underestimated when we set out to move.....Think I had blocked out the memories from last time! Like you, this will be our last move.  I hope you get your completion soon too 🤞🏻

    Totally agree with comments today about the stress of this process. It does feel like it has completely consumed me for the last 5 months and i've had plenty of times when i have just felt like giving up. Its affected my wife (also a frontline nurse) in a terrible way. In fact another factor in wanting getting this done is so we can start to put our marriage back together!!..........its really has been that bad.
    The problem is much like was said - you begin to "hate" the place you live and find more and more reasons why you dont want to be there anymore - coupled with the fact that your dream house is so close to being a reality but yet so far.
    The only other time i have bought a house was when i was a FTB which was a breeze. I know a lot of people say this - i will never, never, ever move house again unless its out of my control. The whole process is a complete joke and flawed in so many ways. I have a lot of American friends and when i describe the process to them they think i'm joking?     Couldn't agree more, such a stressfull process!!
    Correct me if im wrong but i think when buyers pull out before exchange they generally incur more costs than vendors (surveyors, solicitiors fee, mortgage fees and valuations) where as i think vendors only incur solicitor fees (not sure how they compare to buyers fee though).
    Your buyers in oct sounds like utter morons, you should have a stern ticking off to your EAs too for not doing their checks on them.

    Well yes they have those costs - but the vendor also has to pay an estate agent (even if they decide to de-list). It probably works out about the same.
    Unfortunately the buyers were well prepared - so they had a DTP, etc - it was just after chasing for the survey to be booked in for three weeks we found out.

    Oh it gets better by the way - the second buyer told us that a "driveby" survey had been done after about week 3, then came back and said that the house was valued 40K less than he offered and ended up back and forth negotiating a lower price - then another 2 weeks went by before he said he found another property - there was never a survey or even a mortgage application he said it was a "legitimate negotiating tactic" to get a better price. I actually drove to his house when i found that out but after frantic calls from my wife i eventually turned around. probably a good thing too with what i was planning to do.

    Then the third buyer.........he spent almost 2 months back and forth with "problems with the bank" as he was getting a BTL mortgage and then in the end the bank figured out that he was trying to use a BTL process to just then live in the house as he didnt earn enough money to buy the house outright. Although i felt a bit sorry for him as he genuinely didn't understand what the issue was and again considered it a perfectly acceptable approach. I still lost my **** at him thou.

    At least the current buyer seems to have his act together - but lets just say that i live in a certain part of the country (that i'm trying to get out of) where the majority demographic have a culture where doing the above is completely reasonable and almost expected.
    So although i expected the drama in the first place it still is horrible to deal with - hence why i'm just waiting for the next thing to come up.
