    Property buying/selling timeline - currently into week 21
    04/12/20: Both properties listed for sale
    11/01/21: Offers accepted on both sales & on our joint purchase
    25/01/21: Identity checks completed, solicitors instructed
    27/01/21: Purchase survey & valuation complete, mortgage offer received 
    05/02/21: Reduction agreed on partner's sale (under-valuation) & on purchase. Mortgage offer amended
    08/02/21: Buyers pack returned to solicitor - sellers packs already returned
    26/02/21: Partner's sale contract signed
    10/03/21: Purchase searches all back
    16/03/21: My sale contract signed
    28/03/21: Purchase enquiries satisfied, Title Report & contracts issued, contracts signed & returned
    11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
    17/05/21: All parties agreed to June 3rd for completion

    28/05/21: ALL EXCHANGED!

    I'm currently on my third buyer. Offer accepted first week of Jan, all searches completed within 2/3 weeks.  But all of a sudden silence when my EA asked buyer for proof of mortgage application as there had been nothing regarding booking valuation surveys. After some pressing from me directly (buyer lives 2 doors down) and threatening to put house back on the market, buyer tells me mortgage has been applied for around a week ago (I suspect their first application was declined - BTL mortgage) and to give them until early March to wait for a decision. They also advise they have a bridging loan ready to buy my house if they get denied for the mortgage (which rose my suspicions of a previous decline). Can't do anything now but to just sit and wait! So frustrating! Trying to get their solicitors to complete enquiries without waiting for the mortgage decision to come through is also proving to be a nightmare!
  • Friday... eagerly awaiting for an end of week update from our solicitor, unsure if they will give one, or if i will be sending a chaser over the weekend again
    I too waiting for an update, emailed and left a voicemail for our solicitor this morning. Husband is ready for the hills!

    Have no confidence in getting our purchase completed, with our sellers solicitor been so hard to contact!
    Have an awful feeling we might have to break chain and move out so we dont lose our sale :(:( 
  • So i told myself at the start of this process that I knew it was stressful, I was not going to let it get to me, I was just going to go with the flow. HA! It is true you block all your prior moves from your memory, it is truly a horrendous process. I lived in the States for 8 years and buying/selling there was such a dream. I cannot believe I am here again, sitting on tenterhooks, expecting everything to fall through at any moment. So cheers to all you lovely people in the same boat, I thought I would join the group and see if sharing a little helps with managing the stress (yes I picked my username to try and remind myself of my commitment at the start of this process).

    It definitely sounds like yours is moving along as planned if they've booked you in.
    One thing to maybe see if you can do when you view before exchange (assuming there's a gap between exchange and completion) get a locksmith out as soon as you exchange to change the locks as you won't know how many keys the tenants may have copied - just me being paranoid (i blame all the true crime podcasts I've been hooked on) and also check the loft to see if the roof is still sound.

    Legally you cant do anything to the house until you complete as you don't own the house until then and anything could happen between exchange and complete! I have never changed the locks after I've bought never had a reason to feel I should and its quite an additional expense. Maybe im more trusting in people than i should  :neutral:
  • Just heard from my solicitor that completion date is March 1st... I shall try and remain cautiously optimistic!

    Welcome! As someone else said this isnt just an exchange and complete thread. It's almost therapy! Stress is only word to describe the house moving process in this country. @$#$!$@ lol 
  • My Solicitors raised pre contract enquires on 10th of February. I am chasing my EA to chase vendors and answer those. They are not that serious either. Sellers are desperate to move as well as we are to meet the Stamp duty holiday. But no reply from vendors solicitors. This is so frustrating.

    Update from my agent.... Two houses below me have only just booked surveys for first week of march, but everyone still really confident we'll get through by end of March but he says too early for dates and therefore for me to try and tentatively book removals..... I can see where this is going.... Me moving a 2 bed house in a hyundai with new home owner sat waiting 😂🤦‍♀️
