Still zero update through solicitors.
Top of the chain keeps lying to buyers. By all accounts solicitors are ready to go. But top of chain "needs more time because of work".
We have all been ready to complete since December. Even had a date set. We all have to sort time off with work for it. Literally no difference.
Thanks to them I have lost a week's holiday this week, as we were due to complete last Friday so booked it off. With work unable to move it.
Our sellers have kids and have been living with packed boxes since Christmas. If there was an actual reason for the delay then fine. But it just seems that they are unorganised themselves.
They are literally screwing everyone else over consistently.

Got a text from Nationwide to say funds will be sent on 27th January, solicitor confirmed completion for 28th so all i guess i should expect now is a completion statement so i can send them my deposit? We haven't exchanged yet, haven't been told what day it will be either.1

Our solicitor confirmed yesterday that we are ready to exchange.
She's been holding deposit since we completed on our sale on 8th Jan, broke the chain moved 90 mins drive away, across border into Wales, into temporary accommodation. Completion statement for purchase received and & cash for completion is sitting in our current account.
I've been under constant pressure from our vendor (2nd, after 1st one pulled out 18th November, after 3 months) for a quick exchange, due to pressure on him from his vendor. He accepted our offer on 26th November, we returned forms & paid deposit to solicitor for searches etc 7th December, had survey done 17th December and bought searches from his previous failed buyers to speed up the process. Solicitors were all closed 23rd December to 4th Jan, so we haven't exactly been slow. Nor have we raised any unnecessary enquiries.
Tentative completion date was agreed for 28th Jan, as they wanted to avoid Fridays, with exchange this week. They then said earliest completion would be 4th Feb as they couldn't get removals, to which we agreed, despite not being able to book removals ourselves before 6th.
Last night he tells me the solicitor at top of chain doesn't want to exchange until much nearer completion.
His solicitor wants COVID rider, but developer (from whom top of chain are buying, doesn't).
We need 5 working days in order to make essential arrangements for moving yet again, not least, sorting out another mail redirection otherwise house sale/purchase, utilities etc mail will go to an empty property, 90 mins away, to which we no longer have access!
Apologies for the rant but I'm so fed up being the ones making all the compromises.
Don't think I'll be able to wait until 17.00 for 'wine o'clock'0 -

Of course we also can’t get movers before the 4th feb, and our purchase is unlikely to be ready for then, but we will probably live with my mil (with my mum in a hotel due to allergies) so as to get the sale done at least. Like you I feel pretty fed up about the one having to make compromises, especially as they have been lying about the true state of the chain until today and now expect us to just hop to it.0 -

We've been 100% honest with everyone we've dealt with. Had exactly the same from our buyers - 100% straight, no messing anyone about, no trying to knock off a few £k or add a few £k.
Our solicitor said she would see what she could do, today, after dealing with today's completions, and at least send us the COVID rider so we know what we're dealing with.
Nothing received, so at least a weekend of uncertainty. This has been our natural state since 18th Nov when we lost 1st purchase, which we loved. Thought the sleepless nights were over, but I guess we can cope with another 2 weeks.

My conveyancer says they need to raise enquiries and do a title check. Searches came back 2vweeks ago and they are not telling me when they will raise enquiries or do title checks. The property I am buying is Freehold and 7 year old since new build and I am buying off 2nd owner wanting to buy bigger house now.
Does anyone know how long title check takes and what enquiries will they raise?
I have seen searches and they all appear to be clean with no major issues other than coal mining report should be done which was done and was marked as pass.0 -

I have been lurking for a while and some of your posts have really helped me keep things in perspective when my mind goes into overdrive....Our timeline:
26/08 - house for sale
30/09 - sale agreed, FTB
02/10- viewed & had purchase agreed after slight negotiation on our forever home
05/10 mortgage agreed in principal (port with current lender) and vendor confirms onward purchase agreed and chain complete
07/10 solicitors instructed
12/10 mortgage final offer 20k short as won’t take furlough into account, apply direct with other lender
20/10 mortgage approved (had to submit further supporting information 14/10 & 16/10)
30/10 contract pack received
02/11 searches requested
27/11 survey complete - nothing of concern
02/12 told searches for purchase won’t be back in time for Christmas completion
09/12 exchange on sale
18/12 sale complete, break chain and move into temp accommodation
05/01 searches back
19/01 all enquiries satisfied
Just waiting for our vendors to get a couple of minor enquiries responded to from their vendors and we are good to go, think we will complete around 12/02 but hoping to exchange next week.
There have been a few bumps along the way (including a leak where our furniture is stored during the floods this week 😱) & I have most definitely aged 10 years in 6 months, but we are so close now I am starting to feel a little excited.....Considering we have had Christmas and are in the middle of a pandemic I feel like we have made good time though the waiting game and radio silence at times has driven me insane......my liver will also be glad of a break once this is all over
