    Morning, I too am hoping to exchange today 🤞 Solicitor has just rang to ask for authority to do so and is now speaking to the vendors solicitor to ensure she has vacated the property and happy to exchange. As they didn't want a COVID clause but also didn't want a simultaneous exchange/completion, so she has to leave in case she needs to self isolate between now and completion 🤷 Hopefully completing on Friday ...

  • Things people said to me on Friday that did not make me feel great, 22nd January edition:
    My estate agent: "If we don't have a date by then, then something is REALLY wrong", when I mentioned our broker says we need to apply for an extension on the 1st Feb at the latest because this has been going on since July.
    My conveyancer: "I'm surprised you're still carrying on", when asked if there was an end in sight.

    Oh no, I'm not surprised you're feeling down again. I haven't checked on your posts, but are your buyers ok with the continuing delay? IIRC, you don't have to move and are happy where you are. I guess at this stage, that is something to keep focussed on.

    I’m buying a place with a co-freeholder but her solicitor (who is her relative) is holding up the sale by refusing to send legal documents. Both our solicitor and the seller’s solicitor has been chasing daily for 3 weeks. 

    What problems might occur if I contact the co-freeholder’s solicitor directly?

    I've had my completion statement. Really quite nervous about sending them so much money! I'm paranoid I'll do something wrong and lose all my money!
  • @ashleighduguid can I ask about your completion statement - do they warn you they are sending it to you or just send it to you randomly?

    My conveyancer's terms say it needs to be settled 7 days after date of invoice. My car's just failed MOT and need to dip into "solicitor money" to fix as it's mega ££££££, not a few little issues.

    Which is fine if I they date completion statement invoice at most 6 days before my next pay day, potentially not fine if it's >7 days before(!!)
    Hey!

    So, my solicitor actually called me on Thursday to update me about a resolution to a problem and in that phone call she told me we could agree a move in date and I’d be able to send the deposit to her. She told me she would be following up our call with an email with the completion statement and monies to be transferred. The completion statement came on Saturday and I transferred the money today as we wouldn’t be able to exchange without it. She didn’t mention anything about paying it within 7 days to me... but she knows how eager we are to move and that I’d pay ASAP as I’m an anxious little so and so!! 😂

    If you're worried - 1) Call them directly and double double check bank account and then 2) Send over £1, call them the next day to confirm receipt of that £1. Once they say yep we have it, send the rest. Good luck! It's such a terrifying feeling!

    Send £10 and ask them to confirm receipt before you send the rest so you know it’s right?

    Send £1 first then ring to check they've received it.   I too have nightmares about this
