    Has anybody had a solicitor use previous searches done?

    Estate agent has ants in their pants and suggested the solicitor use searches they ordered for the same development, for different buyers, for me.

    If I understand the purpose of searched properly, that should be okay but then it doesn't make sense to me why the solicitor have made no less than 5 orders of searches in the past 3 months for the same development -- albeit different lenders. Why would they not just reuse the same ones for any buyers exchanging within 6 months of them being received?

    Anybody know whether you can re-use searches for the same development, valid within 6 months?

    So my vendors are a divorcing/divorced couple...on the memorandum of sale and land registry, they are both Mr and Mrs, and both share a surname. EA though tells me they divorced 12 years ago. How comes they both still share a surname then and she still goes by 'Mrs'? Is this normal? Am I missing something? 
    Only he lives in the property they are selling. The title deeds are in her name, but there's a notice of home rights in his name...EA assures me they both do want to sell.
    When we went to view the property both were in the house with a few months old baby. A baby's swing chair is permanently there, as I always see it through the window when driving past. But apparently they divorced 12 years ago....I'm totally confused...
    I would say quite normal. My mum & Dad divorced 30yrs ago & my mum still goes by her married name using Mrs
    Agreed, getting divorced doesn't mean you automatically revert to your maiden name. It needs to be changed by deed poll and most people don't bother, especially if they want the same name as their children.

  • We had an email from our sellers estate agent informing us that the tenants in the property are now not able to leave mid feb as proposed due to ‘unforeseen circumstances’. They’ve now proposed end of feb. Not a lot we can say, it is what it is. Hoping our buyers are ok with the change and preparing to go into temporary accommodation with three kids and a dog if not! 
    I have found, through painful experience, that the most important step a person can take is always the next one.

    Ahhh, gutted for you doodlebugs.
    So annoying that the vendor didn't think to serve notice atleast a month or 2 before putting on the market. I suspect end of Feb was the original plan for them to leave in the first place...
    Mine served notice after i had my offer accepted, so waiting for mine to go too end of Feb. Just hope nothing changes and they will/ can go at that time.
    I've put away £15k for stamp duty just in case, meaning we wont have a penny for sofa/bed/furniture, so if we have to pay stamp duty it looks like I'll be living in an empty house surviving on toast and potatoes for the first few months!

    Same for us, wasn't noted that it was tenanted. The stamp duty extention petition hit 100k signatures a few days ago, so just waiting on Parliament debate date and hopful that they'll extend for a few months
  • update from us - after being assured we would be completing on 8th Jan looks like we won’t till 2nd week of Feb as the buyers conveyancer has 0 urgency eventhough everyone has stressed the urgency. She said she would review the answered queries in ‘due course’ and isn’t in a position to state a completion date. Fed up of the whole process as we had a completed chain since mid October...
  • Hi, I've been lurking here for a while reading everyone's journeys.  We found our dream house at the beginning of October.  Literally lost our buyer as we stepped into the car from the viewing.  Found another buyer a week later.  Then the chain collapsed at the start of November but was sorted after a few days with new buyers in the chain. We are now in the final stages of our sale/purchase and it is so painful!  We are in a chain of 8 houses - 6 of which are all with our estate agent which is working out well as I can badger him to chase and update very regularly! We are just waiting on a few people to complete their final enquiries and we are hoping that by next week we will be able to confirm a completion date - but you never know what obstacles you will hit in this housing game....  While I'm waiting I have been getting removal quotes and crazily they vary so much from £750 up to £1600!
