    Just recieved this from my solicitor. Anyone know what the final search is? Is it the pre-completion search?
    And what is the final ok from the lender? We are just about to exchange and have no completion date yet so I am assuming this isnt a request for the funds to be released.

    1. Your signed documentation has been received.
    2. I now just await the final OK from your lender and the final search. I am chasing these and will let you know once received.
    3. Your LISA funds should arrive with me on Friday 22nd, so thereafter once the above are received, we can then proceed to an exchange!

    I am in full panic mode!! Thank you

    I was told by my broker that just before they release the money they do a (soft?) search, just to make sure that you haven't taken out a bucket load of finance since the mortgage offer was made.
    Depends on the lender. Some just check you are still employed etc - others can do a full search

    Anyone else waiting to exchange in NI? I hear it takes longer here but we seem to be marching along ok.

    Our timeline is the following

    08/07 viewed a house after chatting to an agent about marketing ours. It wasn't live until the following day.
    09/07 offered full asking price with a view to getting ours on the market with the same agent asap. Vendors agreed and we're happy to give us 14days to get a sale. 
    15/07 our house goes on the market. Viewings booked in for the next few days.
    21/07 two offers on the table, choose one.
    23/07 solicitors instructed, chain complete as vendors moving abroad asap.
    28/07 full mortgage offer put in.
    12/08 mortgage valuation done.
    31/08 panic when it is discovered that while our sale is flying forward with enquiries raised our purchase hasn't sent the contract pack.
    07/09 mortgage offer received.
    11/09 searches underway, contract pack received, solicitor does loads in one day to make up for dropping the ball in chasing vendors solicitor and then promptly for on holiday.
    21/09 all searches back and enquiries underway.
    27/09 solicitor sends loads of documents to us to look through, and all replies to enquiries. Only waiting on three more. All looking promising for Oct completion.
    28/09 weird message from EA about booking mortgage valuation for our buyer, who had had one in August!
    05/10 valuation carried out. They were buy to let investors and didn't like the interest rate offered on previous offer.
    October.:nothing happens. All conveyancing is complete ready to exchange and then buyer pulls out over financing. 😡
    Nov: house remarketed, 10 viewings booked in 24hrs!!! 
    10/11 new offer accepted, first time buyer. She instructs solicitors and sort mortgage in record time.
    Then......nothing. her solicitors refuse to do anything until final search received on 21st Dec, but go on holiday for Xmas on the 18th 🤦 we tell them we have to complete on 27th Jan due to our expiring offer. Vendor has stick with us through all this and have already left the country and cleared the house.
    04/01 buyers solicitors raise enquiries. All turned round and back with them by 07/01
    12/01 get our boiler serviced for them. 
    13/01 three new enquiries raised, answered in 24hrs. 
    18/01 buyers solicitors review file, waiting on an ok from our solicitors on an indemnity we are happy to pay for. Our solicitor who has been amazing the past two weeks goes AWOL all of Monday and part of Tuesday. We view house we last saw in July to check still all ok for exchange. No ceilings fallen through etc.
    19/01 desperately trying to contact solicitor as everyone ready to exchange for completion on 27th. Paid full fee to removal company and arrange delivery of box's. She finally responds, policy agreed with, everyone happy to exchange 20/01
    20/01 after little sleep, and a nerve racking morning I ring solicitor at 2ish. She calls back at 3.30 can't get in touch with buyers solicitors 🤷🤦 email EA who has been amazing at speaking to them to see if he can chase.
    4pm solicitor rings back, has spoken to buyers solicitors who can't exchange as only one party has agreed to it and need permission from both (mother and daughter buying rather than spouses, must have made a difference) but all mortgage funds requested so worse case can still exchange tomorrow for completion on 27th.
    4.50pm solicitor calls. WE HAVE EXCHANGED 🎉🎉🎉🎉 


    As a side not 6pm discover a leak in upstairs bathroom. Not gushing, but enough to notice 🤷🤷🤷🤦🤦🤦 emergency plumber booked for tomorrow. Honestly!!!! 😱😱😱 

    But we are moving on the 27th January 😁
    Pheew....reading that got my adrenaline rushing! 
    but Congratulations!!
    It was quite cathartic to write! Can't sleep again, up making lists upon lists. But so relieved to be on the final stretch. 
    Fantastic news. Hopefully, in a few weeks, you'll look back on all this and laugh.

    I'm hoping I will - meantime, starting several new To Do lists, and very few items being ticked off existing lists :'(

    It is far easier for the EAs t check up & down the chain re suggested Completion dates. Once agreed in principle, each part of the chain tells their solicitor that is the date to aim for. Obviously, things can happen & dates change, so don’t book removals until you’re much closer. No harm getting quotes & asking about availability though, as many removal companies are really busy. 
    Fab!! Thank you. That makes sense and I’ve had a quote already. Thankfully they are a small local firm and only want £100 deposit so I won’t lose out too much if once I decide to book it things change. 

    It’s such a weird feeling. You desperately want the process to move quicker and then when it does you have a slight moment of panic 😂
    Good plan.
    For our sale, we couldn't book for suggested completion date of 8th Jan as decent local companies were fully by 9th Dec, so went for 6th & 7th Jan as we were moving into temp accommodation to break the chain. We risked deposit of £250, but it was worth it for peace of mind in a fairly complicated move.

    Now looking to complete on purchase on 4th Feb, but again, our removals co is fully booked so we've gone for Sat 6th. Again, we're in temp accomm so an extra couple of days is fine.

    I know exactly how you feel, now it all starts to feel its really happening. At some point, you just have to take the risk that dates could change. Good luck
  • My solicitor chased the lender's solicitor this morning - the response was that they "need to speak with the lender to confirm everything is satisfied and all they await is our certificate of title" - I am not entirely sure what any of that means, but I'm hoping we're close to exchanging. If we don't exchange before 26th, I'll end up paying an extra month of rent, which I'd like to avoid.

    I'm a FTB and so far the process has been very smooth up until now. 

    The solicitor said 'Provided I get a favourable response to the e-mail I am about to send, we will be ready to exchange and complete' which is great until I have found out my Mortgage Advisor did not inform Halifax that my boyfriend would be living in the property (not on the mortgage and hasn't contributed to deposit, all me) so she has said she will inform them so they can send an occupiers consent form. This is making me very nervous as I have had my offer for 2/3 months and I'm hoping this doesn't affect it in any way and slow everything down.

    Super! What timing with that leak though. How frustrating!

    Having been told we will likely exchange 18/19, I am *still* waiting on this actually happening. Last night my solicitor was told we would be exchanging this morning. It's 12pm now, so come my lunch break I will be asking what the hold up is now!
    We are supposed to move the 26th 😱
  • Hi all! I have a question - my solicitor has now said they're ready to receive my deposit funds; am I right in thinking once they've got this, everything is all done and dusted ready for exchange? I've signed everything they've sent me etc. They've been a bit rubbish in giving me timings - I need to give my landlord 4 weeks notice and I'm moving into a new build, so have a feeling exchange / completion will be quick - don't want it to be TOO quick! 

    Side note, how terrifying is it transferring your entire savings?! I'm scared of doing it ha. Also has anyone had part of their deposit in a LISA? I've given them permission for withdrawal but when do they do this? After they receive the rest of my money?

    Me too!!! Been saving so hard, that emptying it all out is really scary! :smiley: should be totally worth it, I hope.  Just wish it'd all hurry up! The house that fell through before Christmas wasn't all my savings, but the new one is.  Searches are estimated at 10 WEEKS for me, so need to be patient.

    I don't think it's a big thing - mine just had to sign (and get it witnessed) to say something along the lines that he understands that the lender has first claim on the property and that he'll vacate the property if I stop paying the mortgage.  Hopefully it's a quick thing to sort out.
    Yeah I was hoping it wouldn't be.

     I'm not worried about him having to sign it. I was worried that since it wasn't mentioned in my original application that he would be moving in, that it could affect my mortgage offer.
