    Joining this thread as getting quite frustrated with lack of progress on my house purchase, after selling a house before Christmas where I experienced a similar lack of progress and only got it over the line by making a complete nuisance of myself with the solicitor and estate agent! I was hoping that this transaction would be better but not holding out much hope! All we need is the answers to enquiries from the seller's solicitor, only three pretty straightforward enquiries but then I have got to rely on my solicitor acting on them once received, the automated email I had yesterday indicates that they are taking several days to respond to emails, which doesn't fill me with confidence, they are using the pandemic as an excuse to be slow in my view. We all know its busy out there but since having my offer accepted in early October they didn't bother ordering searches until Dec 1st! Which are now back, so we are literally waiting for the answers to enquiries then contracts should be sent out for signing, as well as the TR1. I was hoping to have this done and dusted by the end of Jan, but that isn't going to happen now, is it? So annoying when its a simple thing i.e slow solicitors holding up a simple transaction. No mortgage, I'm buying an empty house, nowhere to sell, that it, cash purchase. My dog could do a better job of conveyancing... so annoying.
    Making time for me now. Out with old habits and ideas, and open to change......:j

    I feel your pain, we waited weeks for our buyer's solicitor to respond to 5 queries that I'd answered, and easy ones too. I think they're now finally through (7 weeks later) but now its gone quiet again whilst we wait for a contract!

    We are supposed to be completing next Wednesday too, just as our mortgage offer expires. Removals booked and paid for, and I am literally just sitting here waiting to hear if we have managed to exchange today!

  • Hi guys, FTB here part of a 3 home chain.
    Was getting pressure at the end of last week from our vendor and estate agent for the signed contract docs to arrive in time for an exchange this week. We got the go ahead all had arrived yesterday and prepared for an exchange today and completion on 27th Jan. Fast forward to this morning, we're told that there's a tenant in the property at the end of the chain who's not going to be leaving until 8th Feb so completion won't be til earliest 15th. Neither we nor our solicitor had any idea there was a tenant in the mix and the estate agent (who's selling both houses) seems to deny any responsibility for this. The tenant is apparently a friend of the owner so no tenancy agreement. We've already purchased furniture and white goods which has really screwed us now. Do we have any recourse here? We're also massively worried that there's no commitment from the tenant to leave on any specified date. Any words of advice would be really helpful.

    There's no reason we can't necessarily, it's unnerving for it to be getting so close to stamp duty holiday deadline of course, especially as there's absolutely no guarantee they'll even leave and it's caused a lot of headaches with regards to storage and rental accommodation.
    The seller's solicitor is also refusing to exchange until the property is vacant despite the estate agent encouraging them to do so. In all honesty I'm inclined to agree with their solicitor because like I said before there's no way to guarantee that they'll leave when they say they will now.

    The solicitor is right.
    The EA just wants their fee.

    Just recieved this from my solicitor. Anyone know what the final search is? Is it the pre-completion search?
    And what is the final ok from the lender? We are just about to exchange and have no completion date yet so I am assuming this isnt a request for the funds to be released.

    1. Your signed documentation has been received.
    2. I now just await the final OK from your lender and the final search. I am chasing these and will let you know once received.
    3. Your LISA funds should arrive with me on Friday 22nd, so thereafter once the above are received, we can then proceed to an exchange!
