I spoke to my vendor on Sunday 10 January and she said she was going to email her solicitor that evening with her proposed exchange/completion date of Thursday 11 March. I haven't heard anything from my solicitor yet, I know he is very dynamic and hasn't heard yet. So frustrating, I would like to book my removals company.£216 saved 24 October 20140

I managed to get through to EA. Who has only now decided to tell me that vendors are a divorcing couple. I feel quite upset/confused now because I've read how divorcing house sales can be long and messy....duno what to expect now.0 -

If you were hoping to make stamp duty, I'd start saving for stamp duty just in case it drags on to past March.Keep in touch with the EA to get them to chase enquiries and do all you can to get everything sorted yourside quickly.1 -

Survey on the house we are buying is booked for 22/01.
I'm waiting for an update from the mortgage company now that the valuation has happened. The buyers of our house have requested all searches. I'm not sure where we are on the searches for our new house - but we are waiting until we get the survey back in case its a shocker, as the house is almost 100 years old - so we have gone for a full structural survey.
Also hoping we will make the stamp duty deadline, and things seem to be going well so far. All parties are aiming for mid/end March. But I'm not overly optimistic!
I keep thinking we have missed something. We haven't spoken to a removal company yet, but that feels too soon. What do you all think?

As for the time - its too difficult to predict and you'll have to just go with the flow. Some people getting done quick some people taking ages. For me between me and my vendor we could have transacted in probably 4 weeks - but my buyer has been trying to get a mortgage offer since 26th of October...........and still doesn't have one yet.
I think if you get everything in by the stamp duty deadline based on when you started the process you would have to count yourself very lucky - but its possible if everyone in the chain just has a "normal" circumstance.0 -

So my vendors are a divorcing/divorced couple...on the memorandum of sale and land registry, they are both Mr and Mrs, and both share a surname. EA though tells me they divorced 12 years ago. How comes they both still share a surname then and she still goes by 'Mrs'? Is this normal? Am I missing something?
Only he lives in the property they are selling. The title deeds are in her name, but there's a notice of home rights in his name...EA assures me they both do want to sell.
When we went to view the property both were in the house with a few months old baby. A baby's swing chair is permanently there, as I always see it through the window when driving past. But apparently they divorced 12 years ago....I'm totally confused...0 -
Also...what does 'working on the matrimonial home rights notice on title deeds' mean - how long is this likely to take!?
