    Our funds were requested last Tuesday and we are due to exchange today. Our lender confirmed release on Friday but I’m sat here panicking that our buyers and their buyers may not have their funds released on time. I really want to exchange today so I can then pack the last of our stuff know we will actually leave 
    I am literally going to be refreshing this page all day to see if you get past the line! 

    I've left messages with both agents re my sale, nothing yet. If I get radio silence I may well scream....

    The same way I’ll be refreshing my emails 😬 the one person in the whole thing I can not fault is our estate agent. She has been absolutely amazing and if I could I would visit the branch and hug her. Whether or not today goes as planned she will be getting a thank you card and a great big box of chocolates from me 
  • Seriously fed up today. Why do conveyancers make everything seem so complicated and why can't they just pick a phone up and talk to each other is beyond me!

    Completely agree and for some reason I've been shot down every time I've mentioned it here. I think they're always extremely busy but it's just generally **** poor customer service in my opinion. It's likely the biggest purchase most people will ever make so the way we are left in the dark so much is worrying.

    We’ve used the same solicitor 3 times. While I completely agree that my solicitor has no social skills I can’t fault their speed of communication. I don’t pester them but we are in regular contact. 
  • How often do you guys email/call your solicitor for an update? I'm trying to hold off and be patient...but it is taking every ounce of strength in me to do so. 
    Soo frustrating waiting around for any update you may or may not get!

    • 23/09/20 - Solicitor confirmed we were happy with mortgage offer. 
    •  Got a call on 01/10/20 from the estate agent of all people who advised that the sellers had forgotten to complete a piece of paperwork and the sellers solicitor was just sitting on it. 
    • 02/10/20 - Homebuyers report and contract pack received, enquiries raised by our solicitor. Searches commenced.
    • 19/11/20 - Searches FINALLY back
    • 25/11/20 - told by estate agent that our solicitor had received the responses to the final enquiries and had them on her desk.
    • 9/12/20 - Upon chasing, turned out there was in fact *still* one enquiry outstanding.
    • 14/12/20 - Told all enquires were back. At this point my solicitor was on medical leave so we were dealing with her assistant who said she would try and get the report out to us before Christmas. (Spoiler...she did not.)
    • 12/01/21 - Finally got our report, contracts etc to sign! Fingers crossed smooth sailing from here and not too long either.

    Gahh... I spoke too soon. Our sellers are moving abroad and cannot do so currently as there are no ferries (Thanks Covid). They initially said if things had not changed by the end of March they would move out and stay with family/in a hotel as they didn't want us to miss the stamp duty holiday, but we realised our Mortgage offer expires early March. So we are pushing for them to do the same by end of Feb, it all feels like it could fall apart at any moment...

    I've kissed my stamp duty holiday goodbye, although they may well extend it!

    If I don't hear from mine in over a week I either send him a polite 'how are things going' email or pop in the office as I'm just round the corner, although I suspect/hope he's back to working from home

    my sellers agent is the real star, she talks to both sets of solicitors every week for an update then updates the chain
