Im due to exchange and complete today so haven't slept a wink either! Had a call to confirm we are happy to exchange contracts, so things are happening!

I'm hoping to hear back with a mortgage offer today/tomorrow so I may be in this thread officially soon haha!

Does anyone know how long searches are taking in Cheshire West at the moment?

Solicitor says the 1st set of local searches that were done through an agency in early September highlighted no issues and so this should just be a formality 🤞

Developer says “build complete” due next week along with new home guarantee, solicitor has sent Form1 to Help to Buy, environmental and drainage searches were all ok and enquiries on Tp1 and draft contract sent with responses received... so fingers crossed we’re edging closer to exchange and then completion! 

Feels like forever since we paid the reservation fee in mid August!

Finally have the re-requested searches back, but now our solicitor is raising queries so I'm left wondering what's changed or if they even reviewed the original searches? The developer still pushing for exchange ASAP, especially now the plot is build complete with the Premier guarantee requested, and now my solicitors assistant has gone on holiday for two weeks (and she was the one sending all the emails and doing all the chasing). Getting nervous as we only have a month left in our rental property and this feels like it's really dragging now. Turns out solicitor requested HTB Form 1 too early and has had to apply to extend it as it's only valid for 28 days from application and also had to get mortgage offer rewritten as solicitor wasn't happy that it didn't contain reference to our gifted deposit (which lender know about and ignored as low value).

Timeline for our purchase...
23/9 - offer accepted.
1/10 - mortgage application submitted (bit of back and forth with broker).
20/10 - mortgage offer received.
21/10 - solicitor says searches have been received along with responses to enquires.
9/11 - Survey scheduled (only a desktop valuation offered by mortgage lender).

Vendor is aiming for completion on 27th November.
We have already completed on our sale - that happened on Friday.  Sold to a developer who originally made us an offer back in June 2018.  In the meantime, a new job has led us to relocate so we have been renting a flat in the new location, which has enabled us to separate out our sale and purchase.

I was going to say 'you'll be lucky' until I read you had already sold. Still think that's an ambitious timescale as some searches are taking 6 weeks. Is there a chain above your vendor?

[saga of seller's conveyancers being appallingly slow. Absolute pile of clowns. etc. who made a simple transaction take FAR longer than necessary. Never use Muve conveyancers!]

Re-offered on former house as it was still on market, offer accepted, solicitor instructed!

Sellers say they're moving in with family once they sell so we are buying CHAIN FREE

26/10/2020 mortgage approved .... again ... a year after we first got it approved!

Let's see how quickly we can get the conveyancing done and really hoping we'll be moved early next year (but I said that last time .... )

We are ftb and have been ready to exchange for some time now. I'm always phoning the solicitor and chasing things and Friday I told him that our sellers are now ready to exchange, he said that he hasn't heard anything from their solicitor and he has contacted them so he would chase it up that day.
Now I have just seen an email that our sellers solicitor sent to our sellers today basically saying "as you are in contact with your sellers do you know if they are ready to exchange this week as i am afraid their solicitor has been rather quiet and I haven't heard anything for a while"
I'm kind of confused and obviously I will phone our solicitor in the morning, but it seems like our solicitor hasn't been communicating with them despite telling me he is.
Do you think we will still be able to exchange this week?
