    Isaid that to my solicitors and they are doing it.

    The thing which gets me is that now most things can be done on the internet yet the solicitors still manage to drag their feet.  It's as if they dont do anything until you ring them or email them and then they do a bit of work on your stuff then put it back on a pile until you contact them again. It is infuriating

    Finally exchanged today (offer accepted March 10th)!! Completion tomorrow. So excited to finally be getting over the line.
    If Exchanged today & completion tomorrow , do you still have to pay  Exchange Deposit..? Thats not needed..?

    I think thats reason why some prefer exchange & completion together.

    24/08/2020 - completed application for income protection.
    31/08/2020 - EICR back, quoted for repairs
    02/09/2020 - Requested Damp and Timber Report
    08/09/2020 - search report from solicitors
    14/09/2020- received D&T report. Emailed solicitor re guarantee.
    22/09/2020 - Contacted guarantor damp company
    23/09/2020 - Damp company confirmed they didn't actually guarantee damp. Left a message with EA to get back to me.
    30/09/2020- Price reagreed, instructed MA to change amount.
    02/10/2020 - Text from lender confirming mortgage re-offered.
    05/10/2020 - received e-copy of revised offer. Solicitor floated completion date of 15/16th October
    06/10/2020 - Rec'd contract & documents to sign
    07/10/2020 - Closed H2B ISA and posted docs back to solicitor.
    09/10/2020 - Solicitor rec'd documents, I sent final monies over.
    16/10/2020 - Exchanged around 10am, completed around 11, picked up keys at lunchtime!
    Quite stressful around late September, but all in all, that went fairly smoothly! Best of luck to anyone still waiting.
    I went round to the property with my boyfriend, who hasn't seen it before, due to Covid. There's lots of decorating work to do, but I'll spend tomorrow morning cleaning it. The kitchen and bathroom especially were disgusting, although nothing a held nose and some elbow grease won't sort out.
    That looks to be a Smooth sail!! I wish this in my case..
  • I am in a position where I have been waiting for 5 while months and into the 6th month... The seller's solicitor is dragging their heels!! My solicitor has tried to get them to answer some enquires since August and they still aren't able to answer all of them... My landlord is selling the flat so I will need to move out in 4 weeks time... So I don't know where I can turn to for help. I have contacted the estate agent and solicitor repeatedly and still no answer...

    There are lots of posts on here relating to tenants rights - have a read.  I'm pretty sure you will not have to move out of your current flat.  If the landlord is selling as vacant possession, the buyer's solicitor will not allow the buyer to exchange without the property being vacant first.  Your landlord cannot make you vacate to suit his timetable.  He has to issue you with the correct Section 21 Notice and then if you're still there at the expiry of the Notice, the landlord will have to pursue vacant possession through the courts, which at the current time will take the best part of a year.  I'm not an expert on landlord/tenant rights though, but plenty of posters on here are.

    By the way, if your seller's solicitor hasn't answered all of the enquiries in full, then you won't be exchanging any time soon.
  • Supposed to complete today. Woke up at 6.30, didn’t really get back to sleep properly, on tenterhooks now just waiting for the phone to ring. No idea what time it’s supposed to happen - fingers crossed everything goes smoothly!🤞🏼

    Im due to exchange and complete today so haven't slept a wink either! Had a call to confirm we are happy to exchange contracts, so things are happening!
