    We went to see our ‘to be’ house last week and I had a chat with our vendor about timelines. We are about 8 weeks in - small chain and my buyers had lost out on 2 previous houses so were very ready and had all finances together etc. My vendor had no idea about time scales at all. We are really only waiting for searches, surveys are done, mortgages in place, our buyers were hoping for early November. Vendor says no way they can be ready until mid to late Nov. Now my buyer is saying their buyer won’t wait. 
    I can’t wait either, for the whole thing to be done and dusted!

    We have already completed on our sale - that happened on Friday.  Sold to a developer who originally made us an offer back in June 2018.  In the meantime, a new job has led us to relocate so we have been renting a flat in the new location, which has enabled us to separate out our sale and purchase.


    I was going to say 'you'll be lucky' until I read you had already sold. Still think that's an ambitious timescale as some searches are taking 6 weeks. Is there a chain above your vendor?  
    No chain above the vendor - it's the vendor that is asking for a completion date of 27th November.  
    I spoke to our solicitor the other day and she said she has had the searches back.
    I agree it's an ambitious timescale - we are totally flexible on dates (shan't give notice on our rented flat until we have exchanged).

    What I find most frustrating is lack of info from my own solicitor.   Who is local and have used before. But emails aren't replied to, phone calls aren't always answered and messages not always returned.   I haven't chased much until recently but feel we are close to exchange and only a few lose ends to tie up, so why don't they! 
    As far as I'm aware, my buyer is ready. ( We are in contact ) But as for my purchase, last week I was told only one search back and others due by end of the week, I raised a few small queries re fensa certificate and boiler service. But haven't heard  yet, I don't know if searches are back or queries even asked let alone responded to. Surely I must be fairly close? Need the draft contract for purchase, searches and queries. 
    Offer made and accepted  from cash buyer 19/9.
    Offer made and accepted on purchase 21/9. Downsize so no mortgage involved. Property empty so no chain. 
    Solicitor instructed 22/9. Searches ordered 24/9
    Sellers information pack competed and returned 2/10.
    Draft contract for sale returned 10/10
    Queries answered for my sale 21/10
    Queries for purchase asked 19/10

    Offer accepted on ours from investment buyer: 09/10/20
    Offer accepted on purchase: 13/10/20
    Instructed Solicitors: 16/10/20
    Applied to port mortgage: 16/10/20
    Memo of sale on ours: 16/10/20
    Filled in and returned all paperwork to solicitor: 20/10/20
    Interim redemption statement: 21/10/20
    Buyers survey competed on our house: 22/10/20
    Paid money on account with solicitors: 22/10/20
    Id checks complete and verified: 23/10/20
    Draft contract sent to buyer: 23/10/20
    Mortgage porting agreed in principle: 23/10/20
    Annoyingly we had insuffient evidence for the purchase funds (despite being told what we had was fine) so we are now waiting to get those documents to send them to the mortgage company before we can arrange the survey on the new house.

    The lady we are buying from hasn't found anywhere yet but apparently is keen to get moved in time for Christmas (as am I but don't see it happening), trying to get everything done for the sale so we can focus on the purchase. Have been told that the vendor has put offers in on 2 other houses and she got gazumped and then one decided to take off the market so she is apparently motivated. Quite worried about ending up in a massive chain, but hoping not if she's keen to move ASAP!

    Have now agreed completion of 26th November. I am hoping hoping hoping we can exchange tomorrow as I have to give notice to my flat! Everything is ready

    As far as we know everything is ready for exchange now apart from our survey report (was a long wait from point of booking due to it being v busy in our area). We've been promised it today so have checked emails approx a million times so far today. So impatient to have it. Not sure whether to call and chase if nothing by 4PM-ish. If all is ok (have already been told it's just minor wear & tear type stuff) we can exchange this week. 🤞
