    Yes mortgage finally back. We were hoping to move this week but have now been given a completion date of 13th Nov and will hopefully exchange this week 🤞

    Hi everyone, good luck to everyone waiting. We're in a chain of 3. Here's our timeline:
    26th Aug - offer accepted on our house (from a cash buyer)
    8th Sept - Memo of sale issued 
    10th Sept - completed Property Info Form
    28th Sept - completed draft contract 
    28th Oct - received and responded to additional enquiries from buyer's lawyer 
    So now we wait til we know they're satisfied with the responses and then they finish the legal work. Hopefully only another four to six weeks - fingers crossed!

    Here's my timeline so far:

    10/6/20 -- First Viewing 
    11/6/20 -- Second viewing, offer put in
    12/6/20 -- first offer rejected, second put in, second offer accepted. Property now SSTC /
    17/6/20 -- Solicitor Instructed 
    24/7/20 -- Finally put in Mortgage Application via Mortgage Adviser 
    1/9/20 -- Search report received from solicitor. All legal work complete apart from my Mortgage Offer. 
    7/10/20 -- Mortgage finally offered 
    13/10/20 -- Electronic copy of offer received 
    14/10/20 -- Paper copy of offer received. E-mailed solicitor to let her know I've received it, and asked if she has received hers 
    19/10/20 -- Solicitor replies after being on leave. She has received a copy, but incorrect solicitor details on it. Requests correct details on offer 
    28/10/20 -- Solicitor still hasn't received her copy. Still waiting to exchange. 

    Edit: Thankfully no chain and sellers are able to hang around!

    • 22/08/20 - First viewing - fell in love but we'd only seen 5 houses by that point so wanted to keep options open.
    • 27/09/20 - Second viewing, which confirmed our decision that the house was the one for us.
    • 28/08/20 - Offer made, a bit of back and forthing and final offer accepted.
    • Then we had the bank Holiday weekend, awful timing!
    • 03/09/20 - Mortgage application submitted via broker
    • 04/09/20 - Solicitors formally instructed
    • 14/09/20 - all documentation finally sent to solicitor (We had to wait for a few bits and bobs like a gift letter etc)
    • 17/09/20 - Mortgage approved
    • 23/09/20 - Solicitor confirmed we were happy with mortgage offer. 
    •  Got a call on 01/10/20 from the estate agent of all people who advised that the sellers had forgotten to complete a piece of paperwork and the sellers solicitor was just sitting on it. 
    • 02/10/20 - Homebuyers report and contract pack received, enquiries raised by our solicitor. Searches commenced.
    So not much to wait for now! Both us and the vendors are hoping to complete by Mid-November, all being well. Dya reckon that's realistic?
    Still waiting for searches and enquiries, I chased on Friday and our Solicitor said they would chase up the other solicitor re the enquiries. We spoke to the vendor who seems to think they've responded to the enquiries but I'm not convinced. Moving by mid-November seems to be slipping further and further out of reach :( We're getting parking permits (ugh) in the area I currently live on 1st December so desperate to be out before then.

    Does anyone happen to know how long searches are taking to come back in the Lewes/East Sussex area?
    Hiya,
    My searches took a week and I'm in East Sussex... I'm now waiting for the seller's solicitor to produce an additional document in relation to one of the enquiries asked by my solicitor.  Enquiries were sent on 2nd October! Most answered by the 6th October so its all very frustrating and a real test of patience! To top it off, I'm a lodger and have been given one month's notice to leave my current property on the 8th Nov so having to look for temporary accommodation.  So very stressful.

    Yey, I can now join this threat after reading through everyones stories!

    Timeline so far:
    25/08/20 - DIP through from Mortgage Advisor
    30/09/20 - First Viewing
    2/10/20 - Offer accepted 
    8/10/20 - Solicitor Instructed
    19/10/20 - Mortgage application FINALLY submitted through Mortgage Advisor
    21/10/20 - Mortgage offer received!!! (so shocked at the speed!)

    The estate agent has let me know that the vendor has had an offer accepted on a property with no chain so hopefully everything will get moving but my Solicitor still hasn't received the contract from the Vendor so will chase them. Next is to organise a Survey.

    I also can finally join the waiting to exchange thread after a long ordeal with mortgage lenders!!! 
    FTB with 10% deposit! What a journey!

    Viewed house 10.7.20
    Offer accepted 13.7.20
    Instructed solicitor 15.7.20
    Appointment with mortgage broker 1.8.20 (already had a DIP through L&C but were taking forever to get back to us)
    Broker went on holiday, told us to wait due to limited products, assured us more would come so waited.
    Various applications with lenders, just sat in queues never actually went anywhere, no declines, just nothing. 
    Draft contract receieved and searches started 28.8.20
    Application goes to new lender 3.9.20

    Finally a Mortgage offer 16.10.20
    Completed searches received 20.10.20 

    We are now just waiting for vendors solicitor to reply re enquires and then hopefully exchange and complete mid nov! 
    Well thats our hope and plan anyway. 
    What a rollercoaster journey this has been.

    Sellers wanted to exchange on friday which seemed a bit unlikely but we were willing to try our best (always clear we'd need to be satisfied with the survey report before we could proceed). Hopefully things are getting there to be ready somewhere next week. The land registry transfer had an error so waiting for the corrected one to come through so we can get everything signed & back to solicitors ready in hopes survey doesn't raise any real concerns and we are good to go (once I successfully chase the surveyor for an update on when report will be ready).


    After a day of back and forth & everyone working pretty hard to make it happen, we have exchanged!

    Beyond frustrated this week, everyone is ready to exchange however our buyers only want a 2 week gap between exchange/completion which means exchange on 4th for completion on the 18th.Our solicitors have failed to communicate this up the chain so the upper chain were trying to exchange the previous 2 days and today our solicitors are not responding to anyone to update on or confirm the 4th! Our vendors must be getting very frustrated as are we! 🤦
