    just sent deposit monies with a view to exchanging today or tomorrow and cometing next Friday! 🤞🤞🤞
  • Mortgage funds have been released today for simultaneous exchange and completion tomorrow. No chain and house already empty so hoping we can have the keys in the morning. Feel like I can finally get excited after months of worrying!
  • I’m also in need of a solicitor rant today!
    Was told we’d exchange this week but it’s now Thursday and solicitor won’t reply to my calls or emails. My buyer has a completion deadline of 30 Sept which is only 3 weeks away. Still no exchange means I can’t organise removals etc. It’s driving me mad not having any answers. Solicitors don’t seem to care that we need to organise things before we move like removals and time off work etc!

    We've had local searches back, initial queries raised on contract, TP1 form signed/witnesses and sent back, LISA declarations submitted, gifted deposit forms complete and mortgage offer / valuation survey due next week... but our solicitor thinks we are still at least 4 weeks away from the final report being ready which we need to sign before we can discuss dates for exchange of contracts - what could possibly take that long?
  • Hello! Posting here because this is all taking a bit longer than anticipated (FTB, no chain and purchasing an ex-rental so property is empty) and maybe sharing will help me chill out:D

    Offer accepted on 19th June
    Application submitted: 23rd June
    Mortgage offer received with valuation (slight undervaluation): 3rd July
    Survey report back with a few cat 3 issues we wanted further information on: 28th July
    Agreed reduced purchase price with vendor: 27th August, after 3 weeks of getting some quotations for work we hadn't anticipated or factored into our offer  
    Searches back: 9th September
    Revised mortgage offer: 10th September

    Now at the stage of chasing the solicitor, as we're keen to exchange by the end of this month to be able to give notice on our current place *crosses fingers*

    Probably the enquires. We’ve been waiting over 6 weeks from the position you’re in now and we still haven’t exchanged as the solicitor we’re buying from is so slow in answering the enquiries and they all need to be satisfied before the exchange can happen (so I’m told!). It is very frustrating isn’t it!

    Sounds like it. I thought the only thing left was the signing of the relevant documents etc. but when I spoke with my solicitor today she was very clear that she's still working through enquiries... She also sounded as weary as ever so can only imagine they've got even more cases on the go than normal, I suppose.
