  • We have transferred our deposit over now to the solicitor, he said we are pulling things together with a view of settling on 11th September does that mean we get the keys on the 11th ?

    My seller’s solicitor won’t speak to my solicitor about a completion date until my updated mortgage offer is received (it’s been agreed and issued, I just haven’t had it in the post yet), my solicitor still thinks it doable to complete week commencing 21st September as long as we get it in the post next week. Don’t understand why the seller’s solicitor won’t talk about it. Everything is pretty much ready to go otherwise. 
    You do understand why the seller's solicitor won't talk about it.  They want confirmation that your solicitor has received the updated mortgage offer.  Until they have that confirmation, there is no need to talk about it.  Talking about it wastes their time and they need to be working on files.  As they cannot proceed on your file, there will be plenty of other files with which matters that can be progressed.
  • Finally had my mortgage approved after almost 7 weeks, so about time I start camp in this thread.
    Instructed my solicitor on 21st July but yet to hear anything. Estate agent is doing some chasing this week but hopefully won't be too much longer. Last I heard the vendor's conveyancer sent all the documents for her to sign to the house... which is currently unoccupied as she lives in Australia. Useful!

    Another week. More waiting. My buyer wants to complete by 30 Sep which is fine with us but the house we’re buying - omg the solicitor is so slow. They won’t respond to the enquires despite having them for 6 weeks and being chased regularly. It’s an empty house, no chain, they said they wanted a quick sale and yet they’re holding it up. I’m getting so frustrated as I feel we’re just waiting and waiting. Worried we’re going to get a weeks notice to have to book removals and arrange stuff.

    Moving over from the "Awaiting Mortgage Decision" thread...

    31/07 Offer accepted on house 
    12/08 Halifax mortgage appointment & application submitted. Payslips submitted, ID checked at branch. Soft & hard credit searches.
    13/08 Valuation instructed
    28/08 Lender's valuation (with Homebuyers survey) carried out. Mortgage offer issued.
    01/09 Homebuyers Report received. Quite a few reds but as expected for a Victorian house. Valuation same as asking.
    Vendors' EA confirms the vendor has found a property. Their vendor has no onward purchase. Chain complete.
    04/09 Solicitor instructed.
    07/09 Offer FINALLY received by snail mail.
  • Now coming up 9 weeks since the seller's searches were requested on his new house so that he can vacate the one I was ready to complete on in July....drums fingers...

    We are in the waiting game with the solicitors at the moment, selling a leasehold flat and in a 4 property chain. 
    Chain complete 30 July and solicitors instructed, we have had home buyer report for purchase but no survey booked for our cash buyer (not sure whether to be concerned) we are at enquiries stage for purchase and awaiting last local authority search. Purchase seems to be progressing well, draft contracts for sale sent 25 August and awaiting leasehold management pack, which is due the end of this week, no enquiries raised for sale yet but they may be awaiting pack.
    we are eager to move ASAP as worried about covid and another lockdown causing potential havoc. I’m glued to this thread and wish you all luck.
    It would be great to get dates for something to aim for, but it’s like being in limbo and only updated if I chase and ask specific questions! 
  • Moving here as we finally got our mortgage offer after a seven week wait! 
    Our sale is progressing well, however our purchase has been hampered by solicitors not communicating, people on holiday in August and delays in contract packs and ordering searches. Vendors understandably getting restless and I cannot get my solicitor to clarify if they have finally received the contract pack from the vendors! It is all very frustrating. 

    I initially said beginning of Nov and am confident this can still happen, we will save about 2k in redemption fees if we complete after 2st Nov, so I won't be pushing too hard for before then, but if it happens earlier so be it. 

    Hoping to get some sort of reassurance that our purchase is moving on by the end of the week. Locally searches are at 10working days max so fingers crossed they have been ordered this week.

    Stress levels on the rise (we really really want this house, and we are selling to BTL so they are obviously not mentally invested in our house) remembering why we have stayed here for 11yrs!

  • Waiting to exchange now. In the period of hearing nothing for weeks. Got a bit of a complicated legal situation with the vendor which now means there's a power of attorney solicitor managing the estate so 3 solicitors involved which mean communication takes forever. My conveyancing solicitor talks to their conveyancing solicitor that talks to the power of attorney solicitor.
    Nervous that a second lockdown is gonna balls it up further, I just want to move in to a new house - the house is empty!

    Same :( we complained to our solicitor this week. We’ve had such little communication and we’re advised we would complete by 31/08. It’s looking unlikely again this week unless they exchange/complete on the same day. Wouldn’t mind if they actually communicated with us.
