    14/08/2020 - text confirming mortgage offer!
    18/08/2020 - electronic version of offer received from broker.
    19/08/2020 - paper copy of mortgage offer received and requested EICR
    20/08/2020 - mortgage & title report received from solicitors
    24/08/2020 - completed application for income protection.
    31/08/2020 - EICR back, quoted for repairs
    02/09/2020 - Requested Damp and Timber Report

    The electric repairs required aren't too bad, but the sparky found damp under one of the windows that had caused some damage to the box. It's meant to have a damp proofing guarantee but the company that did the DPC aren't around anymore and the insurance company that guaranteed it aren't traceable either. Damp and Timber report it is then...

    Searches are due back Monday.
  • I don’t know how anyone manages with the stress of this! After a long process due to covid we’re at the last stages and have been waiting to exchange for 3 days now, we realised our vendor was stalling to delay completion so we talked it out and helped with his issues (he needed help finding temporary accommodation until his new property was ready) but his solicitors are so slow to respond to ours and we’ve been waiting on edge by the phone for what seems like an eternity! It’s only a house I know, I can’t do anymore now and have to wait for the legals to do their bit,  but my stomach is doing somersaults. Just needed to let off some steam here and share, I’m sure you lovely people will understand..

    I'm in the same boat. They say buying a house is one of the most stressful things in the world and it really is!
    From a messed up mortgage application in June to mortgage application delays to (missed) deadlines given by the vendor to the vendor deciding that they're buying and need to apply for a mortgage to a missed exchange last week due to the seller's missing HTB authority to exchange form to the solicitor unable to access my mortgage funds yesterday, it's been a dramatic three months. Hoping to simultaneously exchange and complete tomorrow - I really hope all goes to plan and I can finally breathe! 
  • Permotio  I really hope it goes through smoothly tomorrow for you. How stressful it must be to do both exchange and complete on the same day!? The waiting around feeling powerless is just so hard isn’t it - I’d much rather be ‘doing’ something. Hope tomorrow the sun is shining for you to have an easy enjoyable move and tomorrow evening you can celebrate!
  • Adding into the stress!! We were supposed to Exchange on Tuesday ahead of completion tomorrow didn't happen as the developers solicitor was on holiday....!!! (New build and we have no chain). 

    Our solicitor has just confirmed that exchange should be happening today, but if not will be aiming for exchange and completion tomorrow. We're not wanting to fully pack in case completion now goes into next week - what a pain. We are also waiting for the mortgage lender to release the funds today - which they've said will happen but nothing in this process goes smoothly so who knows. 
    Cannot wait for the next 24 hours to be over and hopefully be in our new home this time tomorrow...! 
  • Waiting for local searches to come back...requested since mid july! Everything else done. Only worry is my mortgage offer is expiring in 2 weeks time :#

    Just found out my solicitor is on leave for nearly two weeks! We were at the stage of talking about dates, I guess I won’t find out a date for two weeks now. Absolutely fed up now!
  • 7 June - first house viewing

    11 June - second house viewing

    18 June - offer made and accepted

    30 June - mortgage application submitted 

    21 July - mortgage offer accepted 

    28 July - valuation took place

    7 August - valuation report received (no major issues)

    12 August - local searches received

    12 August - documentation re: property is given (title deeds and docs from HM Land registry, EPC, extension certificates)

    12 August - contract papers signed and sent back 


    Now I'm in the waiting game and I can't take it anymore! Firstly my sellers said they would be looking at rented property and now have decided to buy properties which is fine but I wish they told us earlier. I feel like I've been hounding everyone in the process to keep it going. EA have advised that the sellers -ex mrs is willing to move in with ex mr to help process as ex mr is buying a property with no chain where's as ex mrs will most likely take longer which is good news I guess.

    I know there's nothing more I can do but my solicitors have told me that they are the very early stages of purchasing the property so we'll be looking at least another month to talk about exchange/completion otherwise we have the option to give an ultimatum to provide an exchange date but if I do that - we risk losing the house we fell in love with.

    My mortgage offer will be expiring in a couple of months and I just feel like I'm in a limbo not knowing any dates. I just don't want to be in a position where something has gone wrong and my mortgage offer has expired (I don't know at this point whether they'll provide an extension) And I go back to square 1. 

    I just needed a rant to be honest and I'm sure there are lots in worse situations than mine so I hope everyone's process goes as smoothly as possible!
