  • Not sure if my exact timeline but offer accepted end of March... 

    All my searches came back late July at which point I was told the seller was still waiting on his searches on his new home. We started informally discussing possible completion at the end of August to give it time.

    Now it's September and his searches STILL haven't come back. Seller tells me the searches were actually sent for EIGHT weeks ago. There are no updates. I'm not in a good situation where I currently live and I'm so stressed out I want to cry.

    It’s such a stressful time the waiting. My solicitor tells me she might be able to sort an exchange date next week. But I don’t really know what the hold up is. I have a cash buyer for my flat and the house I’m buying is empty so no chain at all yet it’s still taken months. Of course the lockdown didn’t help. 

    I’m hoping September will be the month!

    I’m getting to the nervous stage though. All the paperwork and so much of the terminology on the paperwork is like another language. When I ask my solicitor to clarify sometimes she’s as clear as mud! I feel like I have to google so much or look on here for actual answers. I have these jitters as the place I’m buying is empty. The lady has gone into a care home and there is a power of attorney (her solicitor) acting on her behalf. However when I viewed the property the neighbour said her son had an interest in the property and she no longer speaks to him. I’m worried something will get missed in the paperwork and I’ll buy it and then have a knock on the door someone else claiming to own it. I’m sure that’s not the case and I’m just over thinking things but I’m at the nervous over think stage now! 🙈

  • Long time lurker but had to sign up to vent my frustration. We are FTB moving into an already built new build with help to buy. Mostly, everything has gone smoothly - some holdups in applications but nothing too bad. We were hoping to exchange this week once our authority to do so had come back. We were told to expect it no later than EOD yesterday. 

    At around 4pm I chased our solicitors - turns out that the authority had been denied that morning due to an error they made on the form (ARGHHH). We have told them we’re on a tight deadline as we had to trigger a 2 month notice period on the property we are renting, so the chances of completing by next Thursday are now slim. Luckily we have a little more time than that, but it’s just super annoying. It’s already been 2 months for what should have been such a simple transaction. 

    Can I expect my exchange to move swiftly? Assuming the authority to exchange comes back on Friday, we’re looking to turn everything around in 4 working days. 
  • Heard back from my solicitor with all the forms. The revised purchase price needs to be updated and I’ve put to her a proposed completion date in a few weeks. Property already vacant. Fingers crossed.

    So my buyers survey is booked for next week.  I still haven't found anywhere, any idea how long I have left ?

  • Frustrated FTB rant here!
    All was progressing smoothly on my no-chain purchase (offer acceptance on 26th June) until initial enquiries were raised on 16th July. Responses weren't received until 14th August and even then points were still outstanding. 
    To date we are still waiting for satisfactory replies.....

    Both seller and ourselves are wanting completion as soon as and are chasing away. To top things off our notice period runs to 14th of the month so looking like we may be in our rental until mid-November at least now :(

    Do you mean your chain isn't complete as you have yet to have an offer accepted on somewhere?
    Your buyers really shouldn't be spending money if that is the case. I instructed my solicitor but told them not to start anything until the chain was complete

    I’ve now sent three emails to my solicitor to try and get some clarity on exchange and completion dates. First one was sent last Monday. There’s no chain, I’ve had my mortgage offer and everyone wants a quick sale. Sigh. 
    I am in same boat. Why is it hard to agree on a date if everyone is ready and keen. 😒

    I heard from my solicitor with all the searches and other paperwork etc today. Asked me about a completion date so I’ve given my preference which is in under three weeks. Waiting to see what the sellers say.

    This is entirely ex husbands doing, he thinks I'll be moving out whether I have anywhere to go or not.  He is wrong
