  • well no keys today :( not even a phonecall from the solicitor to update me. (they don't answer their phone so I have to wait on them calling or emailing back)

    I wasted a half day off work for nothing. very disappointed - it would have been nice to have been updated instead of ignored. I guess maybe next week , however my offer expires then.

  • Another week gone buy and still no sign of a date for exchanging. I am getting really fed up.
    Sellers solicitor claims they have satisfied the enquiry proving right of way at the rear of the property (I am purchasing a mid terrace). My solicitor says not. They have reached a stale mate with me caught in the middle. This has been going on for weeks now. 
    I put in a formal compliant to my solicitor on Monday who then said my file was "under review" (whatever that means) I have heard nothing since, yet they were quick enough to request my deposit money from my LISA. Not sure what else I can do to get things moving to be honest. It is 3 months since I had my offer accepted on a freehold vacant possession property. I am a first time buyer so there is not even a chain to delay things!
    That sounds like a bit of a nightmare. Has your solicitor explained what the next step could be (beyond waiting indefinitely for whatever they believe needs to be shared for it to be proven)? 

    I'm also purchasing a property that is currently sitting empty and things have taken a lot longer than I'd really anticipated (a couple of queries the solicitor isn't satisfied with)... I wouldn't mind but since viewing and putting an offer in back in June the visibility of the minor damp issue has grown quite considerably (went for another look around today) and I can hear my money for the next 6 months leaving my bank account as each day passes and it gets worse :#

    Well they responded today saying that right of way has been proven through the ginnel but not at the back and how did I wish to proceed. Well I live a few doors down and access has never been an issue during the last decade I have lived on this street so don't see any problems. I said I want to exchange ASAP. I also emailed EA stating I consider this enquiry now satisfied and if mine and the vendors solicitor are happy I wish to push for exchange next week and completion the week after. We shall see what happens!

  • So happy to be just a couple of days from completion now! Still worried something might go wrong. Taken just over 11weeks start to finish with no chain either side, however we were awaiting probate being granted until we instructed searches, also waited for Mortgage offer before instructing survey (which felt like it took forever to come through).

    29/06 - viewed house

    29/06 - offer made and accepted

    30/06 - conveyancer instructed

    2/07 - mortgage application made with TSB

    14/07 - surveyor booked valuation

    16/07 - valuation took place

    27/07 - coronavirus impact form asked for and changed mortgage case owner as ours was off sick

    04/08 - Probate through 

    05/08 - mortgage offer given

    08/08 - searches instructed

    27/08 - building survey completed

    04/09 - 1st proposed exchange of contracts

    08/09- 2nd proposed exchange of contracts

    09/09- Exchange of contracts

    15/09 - Completion

    Good luck to everyone in their house buying process, these forums have honestly been my best source of information throughout.

  • I am losing the will to live. Nine weeks in and while our sale is flying through our purchase is not going anywhere!

    Vendors solicitors sent contract pack on 3/8, our solicitors didn't say anything until I asked three weeks later if things were progressing, to be told they hadn't received it 🤦 so it was sent out again 28/08, nothing from our solicitors, just emails re our sale, finally spoke to them on Friday 11/09 to he told it had only arrived that week and searches had been ordered and were not due back until 22/09! We had a complete chain on 21/07 😡 and now our solicitor is on holiday.

    We are a short chain, so am still hoping for a beginning of Nov exchange/completion which would be around 15weeks so as soon as she is back and searches are back hoping any enquiries can be done quickly. But not convinced. To say the vendors are annoyed is an understatement!

    24/07 Survey instructed (Platform is incredibly slow)
    26/07 Searches came back
    14/08 Survey & valuation performed
    19/08 Survey results back - showed some problems
    25/08 Mortgage offer issued
    03/09 Seller tells me all parties (except me) are ready to exchange (5 household chain)
    04/09 Went around the house with a builder for some quotes re: problems and negotiated retaliation with sellers
    10/09 Replies to all enquiries finally sorted
    11/09 Agreed on exchange date (25/09)
    11/09 Requested closing statement for HTB ISA from Natwest
    14/09 Completion date changed from 25th to 28th
    28/09 Proposed completion

  • Finally biting the bullet and making an account here... need the mutual support! We're still early days but finding it all very tricky. 
    10/08/2020 - initial offer

    30/08/2020 - survey results received
    14/09/2020 - mortgage offer received
    22/09/2020 - electrical & gas survey scheduled

    Only problem at the moment is that our solicitors haven't got the draft papers from the vendors yet... making me very nervy that they're planning to pull out or just generally take their sweet time. Particularly annoying because we have to move out on oct 10th! Argh!

    So frustrating, do you know why completion was delayed? Was it anything to do with your HTB ISA? I only realised last week that I need to give 30 days notice on my LISA - my solicitor thought it was the same process as HTB, so that’s delaying things for us! 

    Although the vendors solicitors haven’t responded to the initial pre-contract queries yet, argh! 
  • Emailed solicitor on Thursday about an exchange date (completion agreed for the 21st). Heard nothing, chased today. Got a phone call from her saying that we exchanged today. She hadn’t told me. Transferring money tomorrow and keys next Monday!
