    24/08 Vendors away for the week
    01/09 Enquiry satisfied, us and vendors are ready, pencilled in 11/09 for exchange.
    03/09 Vendor goes to their new property, their vendor says she had no idea we were about to exchange and says she needs at least 2 weeks.
    04/09 Vendor's vendor's estate agent says she knew full well what stage we were at. Turns out the husband has not signed the contract or TR1 and is out of the country until 14/09
    15/09 Call from EA saying he is back and is hand delivering signed documents today so we can exchange. Radio silence for the rest of the day. EA and vendor chase EA above in the chain all afternoon and get no reply.

    Praying we exchange today.

  • Turns out my solicitor agreed a completion date with the seller’s solicitors without telling me. Pretty awful form really. Am moving cities and there’s lots of logistics and planning involved which has all been messed up by this. 
  • Ahhh, glad to find somewhere I can rant with people in similar situations!  ;)

    Getting hugely frustrated with our process currently and started to panic a tad  :neutral:

    • Been getting chased by both my own estate agent and the agent for the vendor we are purchasing from, asking why my solicitor hasn’t sent the draft contract to my buyer. 
    • My solicitor had been on holiday until today. Rang her first thing - Turned out she sent the draft contract to my vendor on 26th August!!! :/ - Their solicitor has clearly missed it or put it to one-side. 
    • Additionally, our buyers have apparently submitted their mortgage app through a broker, but have no clarity on valuation timelines at present. 

    Have then had the agent for our buyer on the phone this morning, moaning that the new build plot his buyer is due to purchase can’t be guaranteed if contracts aren’t exchanged within 2 weeks. 

    Realistically, it’s looking like 2 weeks is not going to be possible, given that my buyers solicitor hasn’t even started searches, nor have they got valuation lined up anytime soon and I’m still waiting on local search to be completed.

    Getting a tad panicked, but wondering if it’s just hot air from the new build developer our buyer is buying from with their ‘2 week deadline’. Given the current climate, I can’t imagine they will find a buyer who is going to be able to move much quicker... Don’t know if anyone can advise?

    Added to that, crossing fingers and toes our mortgage offer comes back later this week/early next week, following valuation on Monday.

    Still waiting for replies to enquiries! God knows how long now. I suspect it's lack of Building Reg Certificate for a change of use (bedroom to bathroom) that vendors never got due to him being a builder, and they never stated this happened in the seller's contract lol. I think they thought they would get away with it until my side queried it due to my knowledge of what has happened. I hope they are getting it in retrospective - but I don't even know what's going on.

    I would be fuming.
  • RBS are very incompetent and have delayed my move in date by 6 days now. 

    I will need to put in a complaint as it's just not good enough

    We are ready to exchange except our last solicitor didn’t notice the house had not been signed off for building regs. Big thing to miss! Sat waiting and hoping buyer is okay with this or that old solicitor can find a unicorn in their files and resolve it. Think it will fall through ☹️

    Your solicitor should never have exchanged without phoning you in the morning to clarify that you actually wanted to 😱 are you in rented? Or selling? If you are in rented you don't need to actually access the house you are buying at completion, you can pick the keys up a few days later.

    This is what happened to use. Vendor sent draft contract pack on 03/08. We didn't realise it was missing until our solicitor mentioned it on 28/08!!! Our sale is progressing well, purchase has been basically delayed by a month! Our mortgage took seven weeks to come through so would have been delayed anyway, but searches are not back yet and solicitor is on holiday. She is back early next week and searches due back, will be chasing chasing chasing to get it all tied up. She did raise some enquiries before going on holiday, and I spoke to her cover yesterday and our mortgage offer has been received by them which is a relief.

    Yeah I’m furious. It’s a logistical nightmare at the best of times. They are refunding me some money but I’m just worried the sale hasn’t been handled properly.
