So my solicitor finally called today (been asking for call back since Monday!). Now proposing we exchange on Monday and complete following Monday (28th). But we haven’t had the answers to a couple of final enquires. She doesn’t think this matters as they answers are self explanatory (why raise them as queries then?!) So even though not all enquires have been answered we might finally be on our way. But she will call to confirm on Monday. So another long weekend of waiting ahead. Still can’t book removals, trying to do some packing and sorting but so frustrating waiting by the phone for a confirmation of WHEN we might be doing this!0

I got my mortgage offer after 65 days of waiting on 20th August and was hopeful to have exchanged by the end of this month however that’s looking unlikely now.My solicitor applied to help to buy for authority to exchange last week which hasn’t come back yet and I’m also using money from a lifetime ISA for the exchange deposit however the provider has a 10 day processing time for the original application from me before then needing to send forms for the solicitor to complete. They then have a further 30 days to release the funds so I imagine it’s going to be more like middle of October now. My house was originally meant to be built and ready to move into in Nov/Dec however it’s pretty much complete now so imagine it will be November at the latest, starting to get increasing pressure from the developer to get exchange done.0

My solicitor dropped my case in the end just 1 week before the exchange without any explanation. It was my own solicitor. I guess they couldn’t deal with the other solicitor as they had issues with the enquires.I am also worried if my solicitor was not happy with my bank statements as I am self employed and some of my customer pay to me cash ( and then all those money are transferred to bank account by me). I have provided invoices for everything I earn. I had an accountant letter confirmation. What do you think about it?I start thinking of anything... if he wasn’t happy with my transaction, why he would keep going until now? I have sent my evidence about 2 months ago and he dropped just now? Some of people said ‘ conflict of interests’ but I think this is dealt just before the process, isn’t it?Now I changed my solicitors with the company recommended by the property’s lenders. I hope they can deal with each other much better and hopefully everything will go well.Please help me if you have something in mind about the situation0

So our solicitor shared with me the responses to their queries... over 70% say “refer to documents already provided on the developer extranet” - is this normal that my solicitor wasted time asking questions where answers are already in documents the developer has given them?
Also my solicitor is advising we delay exchange as long as possible (preferably until Premier Guarantee is issued and house is “build complete” at the end of next month) just in case of COVID related complications... is this normal? The new build reservation says exchange within 21 days (now elapsed) or the developer can cancel the contract and i forfeit the reservation and costs to date... help!?!0 -
