Queries have now been on-going since 16th July. Latest set of queries was on 7th September (3 remaining) and the seller's solicitor is supposedly still awaiting response from developer on these.

So my solicitor tells me she wanted to exchange today only for the buyer of my property to realise they hadn’t signed something! Honestly it’s ridiculous. The buyers of my place have been pushing for 30/9 completion and now they haven’t even done their bit. Ergh getting very fed up now as still no exchange/completion in sight despite it supposedly meant to happen by end of the month - next week!Hope everyone has better luck this week!0

10 weeks gone by - thought I’d join in:
July 14 - Offer accepted. Memorandum of sale passes to buyer
July 14 - Offer on house we like made official and accepted
July 15 - Solicitor appointed
July ?? - Mortgage application sent
August 12 - Survey complete on purchase. Minimal issues
August ?? - Searches sent offfor purchase
August 21 - Survey on my house from buyer complete
September 2 - Mortgage offer
September ?? - My vendors finally found a house to buy
September ?? - Searches back, enquiries raised
still waiting on my buyers enquiries, their solicitors are very slow and unresponsive, once that’s sorted we’re waiting to exchange as the chain ends with my sellers as they’re buying a no chain house, problem is they’ve only recently started conveyancing on their purchase so it’s delayed everything!Hope I’ve done this right!0 -
I’m joining in!We are waiting to exchange, our buyers have had lots of issues that I feel really sorry for them about. Mortgage company truly attrocious, solicitor confusion over ownership of case, the list goes on. Poor woman- FTB aswell. Anyway, here we are, all ready to exchange except the mortgage offer of my buyer actually being with her solicitor 😳 it’s on it’s way....
One thing after the next, my seller is getting aggressive over fb as we distantly know our seller and they are buying from their friends- and that house at the top of the chain is sat empty.While I understand the frustration it’s not on to send messages to people like he has tonight. Hoping for exchange the end of this week and completion next Friday 2nd Oct.

I’m in month number five.If it doesn’t happen this week it won’t happen at all as the chain will collapse due to lower down not willing to wait any longer. Can’t say I blame them.Waiting on sellers mortgage offer, not sure why they never bothered to mention they’d applied for one until last week or why they didn’t do so four months ago.I fear it’ll be back to square one soon. I envy those without a chain. Mind you, our purchase was advertised as no chain and ‘sold’ to us that way.

I'm sitting here thumb-twiddling, too...
21/5 - solicitor appointed, all available documentation forwarded, goes dormant until possible sale. Sale is under Transfer of Part (long story) so I ensured I'd got a competent solicitor.
4/6 - property goes on market
3/7 - accepted offer
21/8 - Homebuyer's Report - all OK
Then... nothing. I'm at the top of a chain of 4; people at bottom of chain are cash buyers of BTL property. My purchaser's property is being sold as part of a divorce settlement, with them having a straight split of the proceeds, and the sticking point seems to be her husband's onwards purchase. The EA hasn't been able to get hold of his solicitors for weeks. The situation is helped somewhat by the fact that the same estate agent - albeit different branches - is handling both their sale and purchases.
I'm in the process of being made redundant, but I'm relocating anyway (125 miles away) to join my partner and have a new job lined up for beginning of November. I'm praying that we can get everything sorted before then. I've already moved my more fragile bits of furniture up to his place, and am wondering whether to pack up the rest ready to move when there is still the possibility of the sale falling through.
Think I'll go and work in the garden...

So I've been waiting for my sellers to buy their onward purchase thankfully the house they're buying isn't in a chain - but it's been 15 weeks since our offer has been made and we've been told that the sellers are awaiting enquiries and searches to come back! I'm just feeling so impatient at the moment and I know it's the 'known' if buying a house to be waiting around for things to happen which is outside of your control but i'm wondering whether I should send this message to my seller:
Hi, apologies for messaging but it has now been 15 weeks since our offer and I think we have been more than reasonable with waiting. I understand you are waiting on information to to ensure your onward purchase progresses however we have been in the same position for the last few months. With news of another possible lockdown reappearing I'm sure you can understand that we're feeling a bit impatient. If you have a timeframe you can work towards, please can you let your solicitors know.0 -

Chances are, there's nothing they can do about it; the enquiries and searches being out of their hands. I'm sure they'd like to complete as soon as possible, too. The likely outcome is that your message would extinguish any goodwill from them.
