I’m supposed to be exchanging Monday and solicitor was going to confirm today....needless to say, I didn’t get the call. Getting really stressed with it all now. Another weekend of nothing happening except trying to be as prepared as possible! I’m worried about not being able to get removals with short notice. They’re all telling me they’re booked solid! 🙈0

            Hi all,
I am also waiting to exchange. I have done everything my end but the seller is waiting for the leasehold pack/management pack - we have been waiting for over 8 weeks.
 May 29th - DIP
July 7 - offer made and accepted
 July 14 - instructed solicitors
July 15th - memorandum of sale
 July 16th - mortgage application
July 16th - desktop valuation completed
 Aug 3rd - mortgage offer
 Aug 12th - survey completed
 Aug 26th - searches returned
I am a FTB. I have found the Estate Agents to be very responsive in providing updates.

Now been 13 weeks since offer acceptance on our FTB, no-chain purchase. Still no exchange or completion date in sight.
Queries have now been on-going since 16th July. Latest set of queries was on 7th September (3 remaining) and the seller's solicitor is supposedly still awaiting response from developer on these.
Slowly losing my sanity on the lack of any updates Slowly losing my sanity on the lack of any updates

Hang in there Coxy. You are moving in the right direction, albeit slowly.coxy1234 said:Now been 13 weeks since offer acceptance on our FTB, no-chain purchase. Still no exchange or completion date in sight.

Something, not sure what, happened further up the chain and someone has pushed the completion date forward by another week. I'm getting so nervous as I've some small renovations booked that I want to complete before I move. I'm a FTB so going from rental and have a few days of overlap. This is so frustrating, we were meant to get keys in a week. Hopefully we still get to exchange today!

Thanks, particularly for making me feel better at my fruit filled dreams haha! The no garden thing in lockdown was really tricky. Hope we both get our little people outdoor space before the weather turns.kasqueak said:
Fingers crossed for some news this week. It’s not silly about picking the fruit at all!adierei said:What a week. We were meant to
exchange/complete on 11th, got an email on 9th saying that there was an outstanding query on our vendor’s vendors property. Bearing in mind we were always told no chain, vendor buying a new build) and also being chased by the estate agent for countless weeks because our sols weren’t ready. I have now passed over responsibility for all email correspondence to the husband as the stress is just not worth it. Also got really sad as it is pear season and we won’t get to enjoy our new pear trees (I know that is a silly, first world problem, I was just so looking forward to being in the garden with our 1year old, picking our fruit and playing after spending the last 8 months in one room 😭).Fingers crossed for this week 🤪I live in a flat and am moving to our first house with my 2yo and can not wait for him to finally have a garden to play in! I hoped we’d be in for some September sun but still waiting....
was meant to exchange last week but like you still waiting on an outstanding queries from the vendors solicitor who refuses to answer the phone to my Solicitor really holding things up! 🙈
We got an unhappy update, the query that needs to be resolved is dependent on a letter than can take up to 3 weeks to arrive. We have basically said we can wait another 4 weeks but after that, we're out as we would need to go into rented.
 Any good news for you?0
