16/03/21: My sale contract signed
28/03/21: Purchase enquiries satisfied, Title
Report & contracts issued, contracts signed & returned

Lol. All of them! We won't have Virgin at the new house - not immediately anyway, although they are installing on other parts of the estate at the moment. Saying that, we hardly use the TV or phone, so we're thinking of saving some money and just getting a cheap broadband deal.
I'm already starting to plan furniture and decor, need to not get too ahead of myself - the valuation coming back ok is a major hurdle cleared but we still have a way to go yet.0 -
Can I just ask at what point people received their fixtures and fittings list?
We received ours as the seller in week 2 along with leasehold information form and property information form.

First time solo buyer so majorly stressed and no one to vent to.
Buying the flat of my dreams after 7 years of scrimping, saving and lodging in other people's houses to save a deposit. I put the offer in 6 weeks ago and since then have had full mortgage offer, searches, HB survey, and leaseholder pack with 20 odd documents from solicitor. Waiting on Managing Agents to supply info and a couple of questions.
I was fine while I could control things i.e. run around sorting out the survey but now the waiting is driving me insane! Actually found myself googling the stats for how often venders pull out last night (my worst fear and with no basis whatsoever)...
How can I calm down and stay sane before I a) lose all my friends or b) destroy my liver? :-)0 -
Major relief! Our new buyers' valuation and survey came back ok, they have valued it at the agreed sale price. :j
The buyers' are clearly mega cautious though. They've already had a home buyers report done. Now they want to send round a gas engineer and electrician to check over the heating and electrics. The house is only 18 years old, we've never had any issues, never done anything to it and the heating was recently serviced and maintained with a replacement valve and three new radiators. Hoping the paperwork for that will suffice, but paying for all these reports and inspections seems a bit much on such a new property doesn't it? Still, it means a sale this time I don't mind I guess, even if it does mean another slight delay.
I am going to guess that their surveyor rated the gas and electrics as a "3" on the report because he can't check them, recommended a full check, and your buyers kind of panicked and went with it.
A red 3 on a Homebuyers Report can make people quite irrational!The above facts belong to everybody; the opinions belong to me; the distinction is yours to draw...0 -
Well we are just sitting waiting on the phone call to say we can collect the keys!
Off to the shops to let the wee one pick some new furniture and paint, help keep us busy till we get the call!The trouble with having an open mind, of course, is that people will insist on coming along and trying to put things in it.0 -
It's annoying about the boiler because shouldn't they have legally had it serviced every year as landlords? If they'd told us weeks ago it hadn't been serviced for four years then we could've sorted this weeks before we tried to exchange and complete!

I don't think legally they need to have it serviced every year, but as landlords they should have obtained a Landlord Gas Safety Record:

4 Jul 17 full mortgage offer!
6 Jul Buyer withdraws
10Jul New Buyer
12 Jul Buyer withdraws as their timeline doesn't match ours
18 Jul Cash buyer with lower offer than we could afford
20 Jul vendor agrees to reduce price on our purchase so all back on
21 Jul Realise need to apply for new mortgage as this takes us over 60% ltv :O
31 Jul Revised mortgage offer received
5 Aug DW met the vendor (probate) whilst being nosy in the garden - lovely people and happy to wait!
10 Aug queries answers received back
14 Aug all searches ok - ready to exchange between us and vendor.
4 Sep buyer decides they need a mortgage
5 Sep buyers decides they should do searches
21 Sep buyers searches and mortgage offer finally arrive
21 Sep buyer can't exchange as they are waiting for cash from another sale.
Exchanged yesterday - completion next Friday11 weeks total so not bad in the end!
30th June 2021 completely debt free…. Downsized, reduced working hours and living the dream.0
