  • Well our solicitor received enquiries back yesterday and has looked at them today - One of the documents is missing apparently so they have contacted the sellers to see if they can take out an indemnity policy they have to pay for to cover this.

    I am rather confused by this
    -If they don't know what's missing what is the insurance actually covering?
    -Is this policy becoming a normal thing?
    -I thought all documents where stored somewhere at land registry and all extensions etc went through checks where information was all stored somewhere - How can they lose things or indeed never have it in the first place?
    -Will my seller pay for this? What if its like £300 or more

    The longer this goes on I lose passion for the house, we are buying it as a project anyway as I can see the final potential but at this moment the fear of leaving our lovely nice village and where I have to drive to school and clubs everyday and move to a not as nice area just because we are sick of renting is really making me not want to buy..

    Property buying/selling timeline - currently into week 21
    04/12/20: Both properties listed for sale
    11/01/21: Offers accepted on both sales & on our joint purchase
    25/01/21: Identity checks completed, solicitors instructed
    27/01/21: Purchase survey & valuation complete, mortgage offer received 
    05/02/21: Reduction agreed on partner's sale (under-valuation) & on purchase. Mortgage offer amended
    08/02/21: Buyers pack returned to solicitor - sellers packs already returned
    26/02/21: Partner's sale contract signed
    10/03/21: Purchase searches all back
    16/03/21: My sale contract signed
    28/03/21: Purchase enquiries satisfied, Title Report & contracts issued, contracts signed & returned
    11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
    17/05/21: All parties agreed to June 3rd for completion
    27/05/21: Exchanged on my sale only
    28/05/21: ALL EXCHANGED!
    03/06/21: Completion

    Still no contract pack in the post today. If it doesn't arrive this weekend it will be another week before hubby can sign as he'll be away again. Grrrr!!
    Just want to get it signed now so we can agree an exchange date, as I feel like we're in limbo with sorting things like new school, removals and all the other practical stuff until that's sorted.

    We got ours within days of instructing our solicitor. We noticed the from was dated June though, and we didn't view until July, so we deduced from that, that a previous sale had probably fallen through and the paperwork had already been completed by the vendors. The vendors solicitor appeared to have passed everything over the day our offer was accepted and we provided our solicitors details, but our solicitor sat on it all until we had confirmation of the mortgage offer (our choice to wait).
  • Our vendors took a week to complete their list but we got it about 2 weeks after solicitor instructed.
  • I exchanged today whoop!

    Thank you all that helped me. Cant wait to move in!
