  • Hoped to exchange yesterday, didn't happen :( vendor had mis - signed something.
    They said they would get it to their solicitor first thing this morning in the hope we would exchange today.

    Our solicitor has just advised they have yet to receive said document so we cannot exchange today.

    So miffed! Now means we can't hand our notice to quit on our rental today. Meaning we miss the cut off and will have to pay Novembers rent payment despite the vendor pushing to complete next Friday.

    Hoping to try and negotiate with the letting agent and still move out end of October but it's unlikely they will. Any advise?
  • Peed off beyond belief.

    Spoke with my solicitor on Tuesday. She was going to chase the small chain we have and let me know if all enquiries were resolved and if we were ready to talk about dates etc. She said she should have some news by the end of this week (today).

    Just emailed her and she has been out of the office since Wednesday until next week. Can't believe that sweet FA has been done regarding my sale/purchase since then and that no one else is dealing with cases when someone is on holiday. Not sure what were are paying them for otherwise. The few queries that have been raised that my solicitor needed to answer have taken weeks as it is. Why did she tell me that is she wasn't going to be there to do it.

  • Rah another here to rant, looks like it's all 95% closed out on the buying front but no reply from my buyers solicitor on our response to their (mostly pointless as smack of not reading the title plan or search results) queries. If we don't start talking about exchange rates soon I'm worried it's going to push into Nov (I need a week or 2 between due to job and notice for time off) but I'm away for nearly 10 days in Nov so if it isn't done by the 3rd then might need to get delayed till after I get back :(
    - Mortgage: 1st one down, 2nd also busted
    - Student Loan gone

    Purplepenguin70 - I am in exactly the same boat, it's annoying and frustrating isn't it?! At least we can all vent on here, this place is keeping me a little saner! :o

    Cardinal-Red - ah, possibly so, thanks for the info! I don't mind, they can send who they like as long as the sale goes through! ;)

    Property buying/selling timeline - currently into week 21
    04/12/20: Both properties listed for sale
    11/01/21: Offers accepted on both sales & on our joint purchase
    25/01/21: Identity checks completed, solicitors instructed
    27/01/21: Purchase survey & valuation complete, mortgage offer received 
    05/02/21: Reduction agreed on partner's sale (under-valuation) & on purchase. Mortgage offer amended
    08/02/21: Buyers pack returned to solicitor - sellers packs already returned
    26/02/21: Partner's sale contract signed
    10/03/21: Purchase searches all back
    16/03/21: My sale contract signed
    28/03/21: Purchase enquiries satisfied, Title Report & contracts issued, contracts signed & returned
    11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
    17/05/21: All parties agreed to June 3rd for completion
    27/05/21: Exchanged on my sale only
    28/05/21: ALL EXCHANGED!
    03/06/21: Completion
  • Got our keys at 1230!
    The house is so much bigger than we remembered, and we introduced ourselves to the neighbours who all seem lovely (phew!).
    Whole thing took 6 weeks 2 days from offer being accepted, we have definitely been lucky!

    Still no contract pack!

    If it doesn't arrive tomorrow, it will be delayed by a week due to hubby working away. Trying and failing to be patient.

    Waiting for exchange at the moment, our timeline is so drawnout couldn't draw it up if I tried but roughly..

    Oct 16 : Our apartment on the market
    Jan 17: Changed EA, when prior one seemed to be making little effort
    March 17: Offer accepted on sale of our apartment. (Asking price yay!)
    March 17: Offer finally accepted on the house we wanted (Yay!)
    April 17: Holiday proposed to my girlfriend of 7 years, glorious days ahead!
    May 17: Return from our holiday and our buyer pulls out on the day of exchange after reading the lease that no pets were allowed in the apartment (seriously?!)
    May 17: Both our apartment and the property we wanted to buy back on the market :(
    May 17: Original buyer comes back with another offer £10,000 less than originally, so she can buy a caravan to look after a dog on the weekends. So we buy a caravan for her dog? No thanks!
    July 17: Offer accepted again for a sale (had to drop £5,000 after a quicksale on the one upstairs drove values down, but still a yay!)
    July 17: Negotiated £5,000 down on the property we had originally wanted yay!
    Aug 17: Surveys done, our slow solicitors drawing things out. 30 mile trip to solicitors to provide ID's
    Oct 17: Searches underway, delayed due to solicitors miscommunication about paying the fee. (Was told that searches wouldn't be delayed if we paid later that month) They were!
    Sept 17: Searches finally completed after 4 weeks
    Sept 17: More mistakes on the contracts sent out from our solicitors (fiance had my surname, and they had listed the owner of the property as the proposed buyer who pulled out, genius!) Another 30 mile trip to correct and sign.
    Sept 17: Negotiations over delayed completion date due to vendors not being able to move out. Exchange will still go ahead any time, completion due 3rd November
    Sept 17: Proposed buyer who pulled out last minute, moves into the apartment upstairs (yes the one on the quicksale).

    To cut short, longest year of my life, and this will be the longest 5 weeks of that longest year! Onwards and upwards.

    Wow that is one hell of long journey and I have been moaning about mine which hasn't even been half of that amount of time. Good luck and hope that it will be worth the wait for you!
  • Would my heel dragging chain be upset if I took a last minute holiday, that i've been putting off having until I was moved but not sure I want to put off anymore as i'm going nuts waiting for them to get with the program?
