    Put on the market 18 months ago, offer received in August. Supposed to exchange today - fingers crossed!!

    Congrats to everyone who exchanged or completed Friday!

    Hoping for news today, although it it wasn't Friday I can't see if being today after the solicitors have been closed all weekend.

    We have had word that the vendors are wanting to complete on Friday.
  • Local search is finally back, have booked this Friday to sign all the contracts/deeds. My buyers have just signed all theirs too. Just need to find out where the vendor stands now regards to signing and then arrange dates. Should be completing this month for definite then.

    Is it best to avoid half term week to move? I assume loads of people will aim for this and the removal companies will be fully booked.

    Back into limbo for myself.
    After discussing with my vendor and agreeing completion 12/13th october if we can get it all done in time, the enquiries have come back. The vendors don't have the building regs for the loft conversion that was put in before they bought 20years ago. As such, we now have to go back to the lender to check their valuation is still okay.:eek:
    Our solicitors sent the request to the lenders (HSBC) last week and are yet to hear back. Hope they dont have to send a valuer round again as it took them over 2 weeks last time :(

    All quiet my end, although meant to be completing Friday.
    No contact from solicitor about exchange...and lender needs 5 days to release funds. Can't see things happening this week.

    Solicitor called today to confirm he now has everything from the vendor’s conveyancers and we’re booked in tomorrow to go through everything and sign.

    Things are finally happening!

    All seems a bit static on our sale and purchase. I've been asking my solicitor to start talking exchange and completion dates as 3 weeks in (this time round) and a lot of the work is done now, and the chain is literally just the 3 of us, but he keeps ignoring the question.
    I'm also waiting for our buyers to send their electrician friend round because they wanted to 'check the electrics', but he can't fit us in for a week. The house is only 17 years old and we haven't changed/touched anything electrical so to me it seems a pretty pointless reason for causing a delay.
    The days certainly are dragging!
    Property buying/selling timeline - currently into week 21
    04/12/20: Both properties listed for sale
    11/01/21: Offers accepted on both sales & on our joint purchase
    25/01/21: Identity checks completed, solicitors instructed
    27/01/21: Purchase survey & valuation complete, mortgage offer received 
    05/02/21: Reduction agreed on partner's sale (under-valuation) & on purchase. Mortgage offer amended
    08/02/21: Buyers pack returned to solicitor - sellers packs already returned
    26/02/21: Partner's sale contract signed
    10/03/21: Purchase searches all back
    16/03/21: My sale contract signed
    28/03/21: Purchase enquiries satisfied, Title Report & contracts issued, contracts signed & returned
    11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
    17/05/21: All parties agreed to June 3rd for completion
    27/05/21: Exchanged on my sale only
    28/05/21: ALL EXCHANGED!
    03/06/21: Completion

    Probably because if you're only 3 weeks in there could well be a fair bit to do yet.

    I don't believe there to be too much, these are our second buyers so most of the work was already completed - they have also ticked off most of their boxes really quickly. I'm not expecting to be ready to exchange just yet, but an idea of timeline would be useful :)
